Job summary

Dream Live Prosper Communities is seeking a Service Manager to lead the service department, oversee maintenance operations, and ensure timely resolution of work orders across our properties.

The ideal candidate brings HVAC certification, proven leadership, strong budgeting and vendor management skills, and a commitment to exceptional resident service, safety, and cost control. This full-time role requires flexibility and a valid driver’s license.

Qualifications

• HVAC Certification.
• Proven experience as HVAC Service Manager or similar role.
• Strong knowledge of HVAC systems, components, and controls.
• Leadership and team management with collaboration.
• Excellent problem-solving and decision-making abilities.
• Familiarity with budgeting and cost control principles.
• Practical communication with team, vendors and residents.
• HVAC certifications/licenses are required.
• Property management familiarity is a plus.
• Valid driver’s license, clean record, reliable vehicle.
• Own basic tools.
• Ability to lift 50+ lbs and climb stairs.
• Strong customer service and can-do attitude.

Responsibilities

• Wow residents with impeccable service.
• Craft cost-saving initiatives and manage budgets effectively.
• Respond to resident requests within 24 hours.
• Guide maintenance team’s hours and on-call schedule.
• Mentor and coach team members.
• Prepare vacants for move-ins with top-notch repairs.
• Multi-skilled work across painting, electrical, HVAC, and pool maintenance.
• Keep grounds pristine and address emergencies.
• Oversee vendors and supplies.
• Maintain a stocked maintenance shop and control OpEx budget.
• Streamline purchasing via Appfolio for cost-effective acquisitions.
• Lead from the front with technician and groundskeeper duties.
• Schedule vacancies for 5-day turns.
• Assign service requests for 24-hour turnaround.
• Manage security deposits and required meetings.
