Chief Engineer Job Description
Job Summary:
The Chief Building Engineer is responsible for the daily operations of the property portfolio, including HVAC, plumbing, electrical, mechanical systems, fire and safety systems, and LEED and EnergyStar implementation and tracking. This position ensures all mechanical systems are operational and safe, working with the Director of Building Engineering, Property Manager, or Facilities Manager to develop and manage annual repair and maintenance budgets. The Chief Building Engineer also mentors engineering staff and manages vendors for preventative maintenance, tenant improvements, and special projects.
Responsibilities:
- Provide exceptional customer service to clients.
- Train and mentor less experienced Building Engineers; participate in interviews as needed.
- Receive proposals, select vendors, negotiate service contracts, and assist in developing and managing the facility's expense budget.
- Review and approve construction drawings prior to work commencement.
- Oversee tenant and building improvement projects, ensuring compliance with building rules, regulations, and codes.
- Manage facility assets and optimize operational efficiency of energy systems.
- Monitor electrical and water consumption; oversee tenant bill-backs.
- Create and oversee preventive maintenance schedules and work completion.
- Supervise daily work orders and projects.
- Order parts and manage inventory.
- Ensure compliance with fire and safety codes.
- Manage tool inventory and company vehicle usage.
- Oversee hazardous waste management in collaboration with the Safety Department.
- Develop safety and accident prevention programs.
- Create procedures and job aids for equipment.
- Perform additional tasks as needed.
Skills and Experience:
- Proficiency in Microsoft Word, Excel, and Outlook.
- Knowledge of HVAC controls, operation, repair, and preventative maintenance.
- Basic electrical systems troubleshooting skills.
- Thorough knowledge of plumbing systems.
- Ability to work independently and in team settings.
- Strong organizational, communication, and interpersonal skills.
- Flexibility to adapt to changing schedules and priorities.
Qualifications:
- High School diploma or equivalent; 2-year technical accreditation.
- Minimum 10 years’ experience in property or facilities maintenance.
- 1-2 years of construction management experience.
- 1-2 years of personnel management.
- Valid driver’s license and clean driving record.
- LEED AP Operations + Maintenance certification.
- EPA Refrigerant Handler License.
- NATE HVAC Certification.
- Refrigeration Operating Engineer or Stationary Engineer License.
Physical Efforts and Working Conditions:
Participation in job walk-throughs, climbing ladders, and other physical tasks. Ability to lift up to 25 pounds routinely and 50-75 pounds occasionally. Extended hours and on-call availability required. Conditions include exposure to noise, heat, cold, electrical hazards, heights, and enclosed spaces.
