Job summary

AHA seeks a Lead Housing Specialist to provide critical support for the Assisted Housing Department across the Section 8 and related programs. The role requires strong knowledge of HUD rules, accurate rent calculations, and effective liaison with landlords and clients.

Responsibilities include administering eligibility, managing the waiting list, processing portability, and preparing contracts. The position emphasizes accuracy, confidentiality, and collaboration with the Director and Compliance

Qualifications

• Two years experience as Housing Specialist in a Section 8 program or equivalent.
• Knowledge of HUD regulations and Fair Housing Laws.
• Strong analytical and mathematical skills for rent calculations and adjustments.

Responsibilities

• Provide administrative support for the Assisted Housing Department.
• Administer SEMAP documentation and eligibility processes.
• Manage waiting lists, program actions (VASH, FUP, MS5, EHV, PBV) and leaseups.
• Prepare contracts and tenancy approvals; calculate rent burdens and rent reasonableness.
• Ensure timely HAP payments and portability paperwork.
• Maintain participant files with required documentation and verifications.
