Job summary

Related Affordable is seeking a Maintenance Manager to oversee a portfolio of residential properties across North, Central, and South Georgia, with 80% on-site presence. You will lead Maintenance Supervisors and Technicians, set clear expectations, and ensure safety, compliance, and high resident satisfaction.

Responsibilities include developing scopes of work, coordinating bids, managing capital projects, performing NSPIRE and REAC prep, and partnering with Related Construction on rehabs.

Qualifications

• 5+ years in facilities management with multifamily experience
• Experience with HUD-REAC NSPIRE inspections is required
• HVAC, plumbing, carpentry, painting, and electrical/appliance repairs
• Strong leadership, employee development, and team management
• Proficiency in Microsoft Word and Excel

Responsibilities

• Oversee maintenance operations for a portfolio across GA area
• Lead Maintenance Supervisors and Technicians with mentoring and training
• Develop scopes of work, solicit bids, and coordinate vendor contracts
• Complete annual apartment inspections to NSPIRE standards
• Prepare for REAC inspections and coordinate resources
• Collaborate with Related Construction on rehabs and handoffs
• Promote safety culture and PPE compliance across sites
• Provide after-hours guidance and emergency response support
