Qualifications

• Bachelor’s degree in construction management, civil engineering, business, or a related technical field.
• 3–5 years as a commercial GC/CM lead estimator with total 10+ years in commercial construction.
• Experience building and leading preconstruction teams with >$50M annual revenue.
• Proven track record managing bids from hard-bid to design-bid-build.

Responsibilities

• Interpret complex plans, specs and RFPs to establish scope.
• Conduct constructability reviews and risk analysis for CM at-Risk and design-build.
• Perform quantity takeoffs and develop multi-phase cost estimates.
• Direct subcontractor prequalification and issue Invitations to Bid.
• Evaluate subcontractor proposals to close gaps and mitigate risks.
• Create GMP packages, value engineering, and Lump Sum proposals.

The Opportunity

You will take charge of the estimating department, directing high-stakes preconstruction strategies across a diverse multi-sector commercial portfolio. Reporting directly to ownership, this role offers a clear path toward executive leadership where you will shape market expansion across Florida. You will directly impact corporate profitability by securing high-value contracts and building out an elite preconstruction division.

How You Will Make An Impact

• Interpret complex construction plans, project specifications, and RFPs to establish definitive scope requirements.
• Conduct advanced constructability reviews and risk analyses for high-value CM at-Risk and Design-Build delivery methods.
• Execute comprehensive material quantity takeoffs and formulate detailed multi-phase conceptual cost estimates.
• Direct the subcontractor prequalification process while distributing precise Invitations to Bid to ensure complete trade coverage.
• Evaluate and level intricate subcontractor proposals to eliminate structural scope gaps and compliance risks.
• Formulate comprehensive Guaranteed Maximum Price (GMP) packages, value engineering solutions, and final Lump Sum proposals.
• Manage historical unit cost databases and trade vendor tracking systems to optimize future bidding accuracy.

Required Qualifications & Experience

• Bachelor’s Degree in Construction Management, Civil Engineering, Business Administration, or a matching technical discipline.
• Minimum of 3 to 5 years of dedicated experience operating as a commercial GC/CM lead estimator.
• Minimum of 10 years of total verified operational experience working within the commercial construction industry.
• Proven experience building, mentoring, and leading preconstruction teams within a firm exceeding $50M in annual revenue.
• Demonstrated mastery managing the entire competitive bidding lifecycle across hard-bid and design-bid-build projects.

Preferred Qualifications & Experience

• Advanced technical expertise utilizing specialized estimating software such as Bluebeam, STACK, OST, or PlanSwift.
• Established history of evaluating and winning complex institutional projects within the healthcare, civil, or marine sectors.
• Strong regional network of trusted subcontractors and trade suppliers throughout Central and North Florida.
