Position Overview

We are seeking an experienced Senior Estimator to lead comprehensive cost estimating for ground-up multifamily residential construction projects. This position is responsible for developing accurate project budgets and detailed estimates throughout the development lifecycle, from early conceptual planning and preconstruction through competitive bidding and final construction pricing.

The ideal candidate brings extensive multifamily construction experience, strong technical estimating capabilities, and the ability to independently manage complex estimates while collaborating with development, construction, design, and project management teams.

Key Responsibilities
  • Lead the preparation of conceptual budgets, preliminary estimates, detailed quantity takeoffs, and final construction cost estimates for ground-up multifamily residential developments.
  • Analyze architectural, civil, structural, mechanical, electrical, plumbing (MEP), and landscape drawings, specifications, and construction documents to establish accurate project costs.
  • Perform detailed material and labor quantity takeoffs, evaluate trade scopes, and develop comprehensive estimates using Bluebeam Revu and advanced Excel modeling.
  • Manage subcontractor and supplier bid solicitations, proposal evaluations, bid leveling, scope comparisons, and pricing negotiations.
  • Develop and maintain cost databases, historical project benchmarks, unit-cost models, and labor and material pricing assumptions.
  • Identify potential cost risks, scope gaps, constructability challenges, and budget discrepancies throughout the estimating process.
  • Lead value-engineering initiatives and recommend cost-effective alternatives that maintain project quality, functionality, and design requirements.
  • Support project feasibility assessments, preconstruction planning, budget forecasting, and cost evaluations throughout design development.
  • Review change-order pricing, construction budget adjustments, and cost implications associated with design modifications.
  • Collaborate with architects, engineers, developers, general contractors, subcontractors, and internal project stakeholders.
  • Present estimates, cost analyses, and recommendations to project leadership while providing technical guidance to other estimating personnel.
Required Qualifications
  • 7+ years of progressively responsible estimating experience in multifamily residential construction.
  • Extensive experience estimating ground-up multifamily residential construction projects is required.
  • Advanced proficiency in Bluebeam Revu, including digital quantity takeoffs, measurements, plan reviews, markups, and estimating workflows.
  • Advanced Microsoft Excel skills, including development of detailed estimating models, project budgets, cost databases, and historical pricing benchmarks.
  • Strong technical knowledge of multifamily construction methods, building systems, architectural and engineering drawings, trade scopes, construction sequencing, and constructability.
  • Demonstrated expertise in conceptual estimating, quantity takeoffs, bid preparation, subcontractor bid leveling, value engineering, and preconstruction cost management.
  • Working knowledge of applicable building codes, ADA/Fair Housing accessibility requirements, energy-efficiency standards, and multifamily construction regulations.
  • Ability to independently manage multiple estimates, project deadlines, and competing priorities.
  • Strong analytical, mathematical, organizational, negotiation, and problem-solving skills with exceptional attention to detail.
  • Excellent communication skills and the ability to present complex cost information to technical and non-technical stakeholders.
  • Experience coordinating directly with developers, architects, engineers, general contractors, subcontractors, and material suppliers.
Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education and relevant experience.
  • Experience estimating large-scale or complex multifamily residential developments from initial feasibility and conceptual design through bidding and project completion.
  • Experience with additional construction estimating, budgeting, or project management software.
  • Demonstrated ability to lead estimate reviews, mentor junior estimators, and establish consistent estimating practices.

This is a full-time, onsite opportunity requiring regular collaboration with project development, preconstruction, and construction personnel. Candidates must have direct, hands-on estimating experience with ground-up multifamily residential developments and the technical proficiency to independently produce accurate, comprehensive construction estimates.
