Global Partners LP is seeking a Senior Director of Asset Management to lead our 900+ location retail real estate portfolio, driving asset strategies, performance, and strategic investments. You will partner with Finance, Development, and Retail Operations to maximize value and coordinate with cross-functional teams on acquisitions, lease strategy, and dispositions.

• Bachelor's degree in Finance, Business, Real Estate, or related field.
• 10+ years of relevant real estate experience, including asset management and transaction experience, with demonstrated people leadership.
• Demonstrated contract negotiation skills.
• Fuel, convenience or QSR industry experience.
• Strong analytical and problem-solving abilities.
• Executive presence and strong communication skills (verbal / written / presentation).
• Leadership/employee development.
• Excellent facility with mental math and financial analysis.

Responsabilidades

• Lead and execute portfolio strategy and asset optimization for 900+ locations.
• Oversee asset management leadership and cross-functional collaboration.
• Manage lease/sublease strategy and landlord/tenant relationships.
• Oversee CAM, taxes, insurance, and other occupancy expenses management.
• Evaluate acquisitions, ROFRs, and strategic investments for site development.
• Identify dispositions and maximize proceeds and value across the portfolio.
• Lead negotiations with owners, landlords, and tenants for favorable terms.
• Curate travel center tenant mix and negotiate occupancy arrangements.
• Perform complex financial analyses and underwriting to inform decisions.
• Coordinate with Legal, Finance, Retail Operations and other stakeholders.
• Establish SOPs and reporting standards to monitor performance.
• Present portfolio recommendations to senior leadership.
