• 10+ years of progressive real estate experience, including asset management, leasing, acquisitions, and complex transactions.
• Experience in fuel retail, convenience stores, travel centers, and/or QSR real estate mandatory.
• Proven management of geographically dispersed retail property portfolios and demonstrated people leadership.
• Established QSR brand, franchise, or restaurant tenant relationships strongly preferred.
• Expertise in commercial lease negotiations, financial underwriting, property valuation, and investment evaluation.
• Strong analytical abilities, mental math, executive presence, communication, and negotiation skills.
• Bachelor’s degree in Finance, Business, Real Estate, or a related field.

Responsibilities

• Develop and execute portfolio-wide asset management strategies to maximize long-term economic value and property performance.
• Oversee real estate strategies for fuel stations, convenience stores, travel centers, and QSR tenant locations.
• Negotiate leases, subleases, renewals, restructurings, concessions, and other tenant occupancy agreements.
• Build and leverage relationships with QSR brands, franchise operators, landlords, tenants, and travel center retailers.
• Evaluate acquisitions, purchase options, rights of first refusal, add-land opportunities, new-to-industry developments, and raze-and-rebuild projects.
• Lead acquisition due diligence, financial underwriting, property valuations, and investment analysis.
• Identify disposition opportunities and evaluate environmental, operational, and financial implications.
• Oversee CAM, property taxes, insurance, utilities, reimbursement recoveries, and related reporting controls.
• Lead and develop the asset management function, including oversight of the Director of Asset Management.
• Collaborate with Finance, Legal, Fuels Marketing, Retail Operations, Development, Construction, and Environmental teams.
• Establish portfolio performance metrics, standardized processes, and executive reporting to support investment decisions.

Scope:

The Senior Director of Asset Management will lead real estate asset strategy and execution for a portfolio of more than 900 fuel stations, convenience stores, and travel centers. This executive will maximize portfolio value through asset optimization, acquisitions, dispositions, lease negotiations, and strategic capital investment. The ideal candidate brings direct experience in fuel retail, convenience stores, travel centers, and/or quick-service restaurant (QSR) real estate, along with strong financial underwriting skills, established tenant relationships, and demonstrated leadership of complex, multi-location portfolios.
