COPT DEFENSE PROPERTIES, LP is seeking a Senior Development Portfolio Controller or Development Manager to act as a key accounting resource for fixed assets, Tenant Improvement, Capital Expenditure, third-party and development accounting. The role requires GAAP knowledge and the ability to analyze deals to derive GAAP conclusions supported by facts.

The candidate will monitor budgets, payables, and project costs, prepare periodic updates, and collaborate cross-functionally to deliver timely

Qualifications

  • Bachelor's degree in Accounting or related field.
  • 4–6 years of relevant experience; real estate finance preferred.
  • CPA preferred.

Responsibilities

  • Monitor and review fixed asset transactions and adjustments.
  • Analyze deals to determine GAAP accounting; ensure reporting reflects economic structure.
  • Maintain budgets and estimates for development projects in the job cost system.
  • Review PAY invoices and vendor contracts/change orders for timely payment and proper coding.
  • Prepare quarterly project financial updates and highlight information for decision making.
  • Collaborate with project management to obtain estimates and monitor spend.

Job description

Works alongside of Senior Development Portfolio Controller or Development Manager to serve as key point of contact for one or more team processes to include Fixed Assets, Tenant Improvement, Capital Expenditure, Third Party and/or Development accounting serving as trusted resource for all accounting related issues. Rely on knowledge of GAAP as well as the business, processes and systems to review each deal to ascertain the true essence underlying the financial transaction. Requires ability to analyze transactions, independently seek out relevant information and apply what has been learned to arrive at GAAP accounting conclusion supported by key set of facts.

ESSENTIAL FUNCTIONS
  • With minimal supervision, monitors leasing activity to identify and process required fixed asset transactions and adjustments.
  • Review and analyze each deal to determine GAAP accounting with the understanding that the accounting may not mirror the economic deal structure.
  • Requires knowledge of accounting principles and the ability to independently seek out resources both within and outside the company to determine the essence of the deal.
  • Tracks budgets and estimates for development projects in the job cost system.
  • Monitor and review PAY invoices and vendor Contracts/Change orders to ensure timely vendor payment and recording as well as proper coding.
  • Prepare quarterly project financial project updates as assigned.
  • Review and analyze costs to ensure proper accounting.
  • Collaborate with project management, teams to obtain estimates.
  • Monitor payments against approved spend and investigate and resolve variances.
  • Assists with delivering accurate, timely and relevant reporting fixed assets and assigned development projects to various stakeholders highlighting information needed to make business decisions.
  • Requires ability to continuously apply knowledge of what is relevant and adjust reporting metrics regularly to meet the needs.
  • Prepare and process monthly capitalized interest calculations for active development projects.
  • Monitor list of active projects based upon understanding of project status.
  • Review underlying calculations ensuring they are prepared timely and accurately accordance with GAAP and accounting policies.
SECONDARY RESPONSIBILITIES
  • Coordinate and facilitate quarterly development accrual process.
  • Perform other job-related duties as assigned.
Qualifications
Education
Preferred

Bachelors or better in Accounting or related field.

Experience
Preferred

4-6 years of relevant experience.Specific finance experience in the real estate industry preferred.

Licenses & Certifications
Preferred

CPA
