Job summary

JLL is seeking an experienced Estimator/Cost Manager to support capital planning and investment decisions. You will lead the estimating function, manage a team, and interact with clients and internal teams to develop robust ROMs and detailed estimates.

The role requires strong cost analysis, construction knowledge, and cross-functional collaboration. The position emphasizes accuracy, governance, and continuous improvement of estimating templates and tools, while aligning with market conditions

Qualifications

• 7+ years of experience in estimation, cost management or similar role.
• Ability to communicate effectively with cross-functional teams and clients.
• Strong understanding of real estate asset management or commercial construction.
• Ability to analyze documents and extract cost information.
• Highly organized with attention to detail and accuracy.
• Strong analytical and mathematical abilities.
• Able to work collaboratively and independently in ambiguity to create structure.

Responsibilities

• Support capital planning, funding approval, and investment decision processes with cost estimates and advice.
• Serve as estimating SME for the client account, oversee vendor proposals and bids.
• Lead estimating team: prepare estimates, manage workload, assign tasks, ensure SLAs.
• Interface with Client and teams to develop ROM and detailed estimates and budgets.
• Review and update cost estimates and budgets during project development.
• Validate estimates for accuracy; challenge assumptions as needed.
• Develop and enforce program-wide estimating standards and quality controls.
• Maintain standardized estimation templates, tools and best practices.
• Research initiatives to refine estimating practices and databases.
• Prioritize requests to meet Client expectations and provide client service.
