Job summary

QTS Realty Trust is seeking a Senior Cost Control Engineer to manage construction budgets from inception through completion, validating change orders and costs. The role collaborates with PMs, vendors, cost consultants, and finance teams to ensure accurate projections and contractual compliance.

The ideal candidate has strong analytical skills, attention to detail, and proficiency with financial software tools. Five+ years in construction or PM is required.

Qualifications

  • Bachelor's degree in construction management, financing, or accounting or relevant professional experience.
  • Knowledge of construction contract documents and change management.
  • Experience with financial and project management software (Workday, e-Builder, Procore, etc.).
  • Five or more years of experience in construction or project management.
  • Seven or more years of experience preferred.

Responsibilities

  • Understand construction contract documents and coordinate with cost and project management teams.
  • Review contractor RFAs and monitor buyout savings with PM teams.
  • Verify monthly pay applications and align schedules of values with contracts.
  • Process vendor POs, review invoices, and ensure terms are met.
  • Obtain detailed monthly cash flow projections from contractor and report to Cost Control Manager.

Job description

The Senior Cost Control Engineer is responsible for supporting the management of construction budgets from project inception through completion in accordance with the construction contract documents including validation of potential change orders and associated cost. This position involves collaborating with various stakeholders, including project management teams (internal and external), vendors, cost consultants, and finance and accounting teams. The ideal candidate has collaboration skills, knowledge of construction documents, analytical abilities, attention to detail, and proficiency in financial software tools.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Understand construction contract documents, outline compliance requirements, and coordinate with the cost and project management team.
  • Support the cost and project management team’s review of contractors' requests to award (RTA) to subcontractors and monitor buyout savings.
  • During the monthly review of the pay application, ensure that contractors' schedule of values aligns with the contract, verify the required monthly documentation, reconcile the project budget as needed, and inform the cost and project management teams.
  • Submit requests for vendor purchase orders to applicable team members and support team in reviewing invoices comply with agreed terms.
  • Obtain detailed monthly cash flow projections from the contractor, reconcile projections with actual figures, and provide these projections to the Cost Control Manager for review and submission to the capital and investment teams.
  • Support the evaluation of potential change order events by researching contract documents and relevant cost information to Cost Control Manager for review in making recommendations to project management teams.
  • Maintain a log of potential change orders and their approximate costs, track approved change orders, manage the internal approval process for change orders according to the delegation of authority, and ensure review by the legal department as necessary.
  • Support the project management, cost, and finance team with the monthly loan draw process as required, including acquiring any necessary documentation from the contractor or its subcontractors.
  • Document action items from weekly and biweekly meetings to review pay applications, required documentation, and change order status and follow up with teams as needed.
BASIC QUALIFICATIONS
  • Bachelor’s degree in construction management, financing, or accounting; or relevant professional experience.
  • Knowledge of construction contract documents and change management.
  • Experience in financial and project management software (e.g., Workday, e-Builder, Procore, Autodesk Construction Cloud).
  • Ability to collaboratively work within dynamic and diverse team and environment.
  • Five or more years of experience in construction or project management.
PREFERRED QUALIFICATIONS
  • Seven or more years of experience in construction or project management preferred.
  • Prior experience in a cost and/or change management.
