About the Role:

Seeking an experienced construction project manager to supervise and collaborate with a team responsible for the completion of capital improvement projects for a large real estate portfolio.

Essential Functions:

  1. Demonstrate strong written and verbal communication skills.
  2. Collaborate and build relationships by supervising a team of project managers and engaging with internal and external stakeholders such as colleagues, contractors, and city inspectors.
  3. Maintain organizational skills and confidence to manage multiple priorities and staff effectively.
  4. Be self-motivated to plan and implement new workflow patterns and manage teams successfully, making practical decisions that serve customer interests.

Special Requirements:

  1. Supervise a team of project managers evaluating, planning, and completing capital improvement projects.
  2. Provide guidance as your team develops project scopes, schedules, and ensures projects are completed on time and within budget.
  3. Evaluate and improve team workflow and pipelines for increased efficiency and accuracy.
  4. Ensure practical scheduling of contractors and efficient work during site inspections.
  5. Oversee large capital projects, manage contract files from inception to completion, and authorize payments.
  6. Engage with communities to evaluate and present opportunities for capital improvements.

Education and Experience:

  1. A degree in construction management from a four-year college is highly preferred. Consideration will also be given to candidates with a High School Diploma or equivalent and four years of construction supervision and cost estimating experience, or an equivalent combination of education and experience.
  2. Knowledge of asbestos and lead-based paint abatements is advantageous, as is multilingual proficiency.
  3. Familiarity with MS Office 365 and Yardi is highly desirable.

Certification, License, and Special Requirements:

  • Valid North Carolina driver’s license.

  2. Ability to collaborate and build relationships with internal and external stakeholders.
  3. Strong organizational skills to manage multiple priorities.
  4. Ability to oversee diverse projects independently and make practical decisions in the best interest of customers.

Physical Demands:

The work is primarily sedentary, requiring exertion of up to 10 pounds of force occasionally, along with manual dexterity, handling, hearing, mental acuity, reaching, speaking, visual acuity for data analysis, operating motor vehicles, and walking.

Working Conditions:

The environment is dynamic, requiring adaptability to changing goals and priorities. Overtime may be required.
