Job Description

Turner & Townsend Heery is seeking a Senior Construction Project Manager for public sector school projects in the Portland area.

The Senior Construction Project Manager will monitor large, complex construction projects for clients, with direct accountability for project delivery.

Responsibilities:

1. Conduct periodic site visits to monitor the progress of construction.
2. Review the status of work completed during the period covered.
3. Ensure work is proceeding in a good and workmanlike manner, generally in accordance with the approved drawings and specifications.
4. Review contractors' direct cost payment requisitions and budget status.
5. Review subcontracts, bonds, and subcontractor default insurance.
6. Review change orders.
7. Review Developer's monthly job cost reports and assess the adequacy of contingency.
8. Review construction and disbursement schedules.
9. Review lien waivers and other documentation submitted by the Developer.
10. Prepare project status reports and recommend the release of construction funds.
11. Review contract drawings and specifications for completeness and compliance with best practices.
12. Analyze the Developer's cost budget, including backup, and coordinate with the Cost Advisory group.
13. Review and comment on construction agreements, subcontracts, design agreements, and loan agreements.
14. Review and comment on zoning approvals, surveys, permits, utility approvals, engineering reports, and compliance certifications.
15. Perform other duties as assigned.

Qualifications

• Excellent written and verbal communication skills.
• Strong organizational and analytical skills.
• Ability to provide efficient, timely, reliable, and courteous service.
• Ability to effectively present information.
• In-depth knowledge of financial principles and ability to calculate complex figures.
• Experience in budgeting, financial/business analysis, and strategic solutions.
• Proficiency with Microsoft Office Suite, MS Project, and understanding of architectural drawings.
• Knowledge of construction practices, codes, and delivery methods.
• Passion for detail orientation and organization.

Education and Experience:

• 5-10 years managing public sector construction projects, including design and construction phases.
• At least 3 years' experience with K-12 construction projects; experience with occupied school construction is a plus.
• Bachelor's degree in Architecture, Engineering, Construction Management, or related field.
• Experience with ORS compliance, public procurement, and alternative contract delivery (CM/GC).
• Licensure as a Professional Engineer or Registered Architect is desirable.

Preferences:

• CCM or CACM certification.
• Professional DBIA certification.
• Experience with Progressive D/B delivery.
• Experience with fire stations or emergency services facilities.

Additional Information

The salary range for this full-time role is $120k-$155k per year. Ranges are based on role, level, and experience. This reflects base salary only; total compensation may vary. Turner & Townsend reserves the right to adjust pay based on candidate qualifications.
