Summary

The Senior Construction Project Manager directs, oversees and coordinates the activities of the project team in the commercial renovation marketplace. Our Project Managers complete renovations on time and on budget by planning the work, organizing the resources, managing the team and managing the client.

This position oversees a project from award through final closeout, with direct support from a Site Supervisor, and carries full accountability for schedule, quality, safety and profitability. This is a field-based commercial construction management role, not an information technology or software project management position.

Essential Duties and Responsibilities

Preconstruction and Planning
  • Reviews project proposals, drawings, specifications and plans to determine time frame, funding limitations, staffing requirements and resource allotment by phase.
  • Coordinates preconstruction services, including phasing plans that allow work to proceed in occupied spaces while minimizing disruption and revenue displacement for the client.
  • Coordinates with the Estimating Department on subcontractor bids, sourced materials, supplemental proposals and timely change orders.
  • Leads project planning, scheduling and cost development, and secures applicable permits, licensure, insurance and bonding.
Team, Subcontractor and Supplier Management
  • Builds, leads and motivates the project team — Site Supervisor, subcontractors, suppliers and field staff — to renovate existing properties on time and within budget.
  • Recruits, prequalifies, evaluates and selects subcontractors and suppliers, and prepares detailed scope of work documents for subcontracts and purchase orders.
  • Reviews, negotiates, approves and executes prime contracts, subcontracts and change orders.
  • Works with the Site Supervisor to outline work plans, assign duties, and verify subcontractor compliance with contract documents, safety requirements, quality standards and schedule.
  • Takes full accountability for project financial performance, including the budget, expenditures, subcontractor payroll, variance identification, change order negotiation and the prime contract, subcontractor and supplier invoicing process.
  • Analyzes and approves project scheduling, budgeting, cash flow forecast and status reports, and meets regularly with Accounting to confirm projects are on schedule and within budget.
Schedule, Quality and Safety
  • Builds and executes construction schedules and provides daily, weekly and monthly schedule support to preserve the contract and project schedule.
  • Establishes and monitors quality standards on behalf of the client, and performs safety, quality, progress and financial audits as required.
  • Adheres to and promotes safety programs, training and policies, and manages the safety and health performance of team members and subcontractors.
  • Manages contract administration and project documentation, including RFIs, submittals, change management, claims mitigation and filing systems.
  • Directs the punch list, turnover documentation, warranty administration, closeout and recordkeeping through full client sign-off.
Client Relations and Business Development
  • Develops new and maintains existing client relationships, delivering responsive service and innovative solutions that build a continuing positive image for the Company.
  • Negotiates additional scope and pursues follow-on work, including asking existing clients for the next project.
  • Establishes a growing network of subcontractors and vendors, and coordinates project activities with governmental agencies, building ownership and property management.
Leadership and Development
  • Provides mentorship and training to Assistant Project Managers, Site Supervisors and other developing team members, with regular feedback and recognition, and creates a positive team environment.
  • Reports employee relations issues to Human Resources and complies with all Company policies and standards.
Required Knowledge, Skills and Abilities
  • Minimum of 5–7 years of direct construction project management experience, including quality control, purchasing, supervision of people, managing profitability, delegation and inventory management.
  • General construction knowledge across painting, flooring, vinyl wall covering (VWC), drywall, countertops, suspended ceilings, cabinetry, FF&E, windows, tuckpointing, sealants and scaffolding.
  • Clear understanding of blueprints, plan drawings and project specifications.
  • Demonstrated ability to take full accountability for anything and everything related to a project, including the budget.
  • Demonstrated ability to lead a full project team in a positive manner through final sign-off and closeout.
  • High technical ability with Microsoft Excel and general proficiency with Microsoft Office and project management software.
  • Skilled in progress reporting, forecasting and scheduling, and able to communicate clearly what is needed from others for the team to succeed.
  • Excellent verbal and written communication and negotiating skills, including comfort discussing scope, cost and the next opportunity with clients.
  • Ability to work under pressure and meet deadlines while maintaining a positive attitude and providing exemplary customer service.
  • Regular and prompt attendance, whether in the office or on the project site, and compliance with all Company policies and procedures.
Preferred Knowledge, Skills and Abilities
  • Four-year degree in Construction Management, Construction Engineering or a related field, or equivalent industry experience.
  • Basic working knowledge of plumbing, electrical, HVAC and EIFS.
  • Experience with Bluebeam, STACK and Procore.
  • Prior experience managing phased renovations in occupied hospitality, senior living, student housing, multi-family, restaurant, healthcare or retail properties.
Other Requirements
  • Travel of 25–35%, primarily by air. Our projects are located throughout the lower 48 states.
  • Valid driver's license and ability to maintain a satisfactory motor vehicle record and rent vehicles for project travel.
  • Daily and frequent computer and phone use.
  • Ability to successfully complete a background check in accordance with applicable law.

Compensation

Salary Range: $150,000 to $200,000 annually, plus commission opportunities and bonus eligibility.

The expected range is displayed in compliance with applicable regulations. Placement within it is based on education, skill, prior experience, certifications and business needs.
