Job summary

Cotiviti is seeking a Senior Auditor – Contract Compliance (Construction) to perform detailed audits of construction and capital projects, focusing on AIA billing, GMP/CMAR contracts, and job-cost reconciliations. The role will mentor junior auditors, communicate findings to clients, and travel up to 20% to project sites.

Qualifications

• Bachelor's Degree in Accounting, Finance, Economics, Engineering, Construction Management and/or Business Administration or related field required
• Certified Construction Auditor (CCA) preferred. CFE, PE, CCM, or PMP are pluses
• 5+ years of hands-on experience in construction auditing, construction project management or project engineering
• Experience auditing AIA-format billings, GMP and CMAR contracts, job-cost structures, tenant improvement projects, data centers, distribution centers, or large capital portfolios preferred
• Experience reviewing insurance costs, subcontracts, cost-plus agreements, change orders, or developer/landlord cost submissions preferred
• Experience conducting completed project audits and monthly pay application reviews
• Exposure to bidding processes and bid leveling; knowledge of how bids translate into contract risk and audit focus areas is a plus
• May require travel up to 20%

Responsibilities

• Perform detailed contract compliance audits to assess alignment with AIA billing standards, GMP/CMAR contract terms, unit-price schedules, cost-plus arrangements, and negotiated allowances
• Validate billed costs (general conditions, general requirements, subcontractors, developers, landlords) for contract compliance
• Identify cost recoveries, billing errors, non-allowable charges, and opportunities for process improvement
• Apply knowledge of AIA billing formats (G702, G703, continuation sheets) to identify anomalies
• Support insurance auditing on construction projects; review policy documents and validate contractually allowable costs
• Audit subcontractors, including T&M validations, change orders, negotiated buyouts, and back-charge review
• Conduct job cost reconciliations; verify commitments, actuals, payments, and cost-to-complete
• Verify developer and landlord costs; audit land acquisition, soft costs, carrying costs, lease costs, TI allowances, pass-throughs
• Review monthly pay applications; verify percent complete, stored materials, retainage, and flow-down compliance
• Assist procurement and bid analysis; level bids, identify scope gaps, and assess alternate pricing
• Provide claim settlement support; assist with disputes or arbitration prep; work with counsel as needed
• Maintain professionalism with clients, contractors, and suppliers; manage conflicts when needed
• Lead and train junior auditors; contribute to team knowledge sharing on contract interpretation and cost-control practices
• Continuously learn new analytic tools and construction audit techniques; provide constructive feedback
