Job summary

Sun Communities & Sun Outdoors is seeking a Senior Community Manager to oversee operations, marketing, leasing, and profitability of a residential community. You will manage budgeting, maintenance, and resident relations, and live on-site with housing provided.

You will lead a team, handle rent collections, ensure fair housing compliance, and drive leasing activity while working in a fast-paced environment.

Qualifications

• High School Diploma or GED required; Bachelor’s preferred in Real Estate, Hospitality, or Business.
• 4 years in property management with at least 2 years supervisory experience required.
• 6 months in prior sales and leasing experience required.
• Strong leadership, organizational, and communication skills; solid negotiation abilities.

Responsibilities

• Markets, lists, and facilitates sale of homes and models within the community.
• Resolve complaints and respond promptly to issues.
• Oversee rent collection processes and delinquency management.
• Coordinate lease renewals and rent increase communications.
• Oversee maintenance, inspections, and renovations of homes and sites.
• Develop and maintain marketing strategies for the community.
• Ensure compliance with fair housing and employment laws.
• Lead budget preparation and provide data for CapEx planning.
• Monitor safety policies and incident reporting.
• Maintain curb appeal and overall community appearance.
• Oversight of on-site staff and leasing activities.
• Handle on-call emergencies and after-hours needs.

Overview

Senior Community Managers are responsible for the operations & profitability of the community and serve as the day-to-day point of the contact for the residents. They are on-call 24 hours a day and are responsible for administrative activities, marketing, leasing and home sales, property maintenance, budgeting, human resource management and resident relations.

They are on-call 24 hours a day and are responsible for administrative activities, marketing, leasing and home sales, property maintenance, budgeting, human resource management and resident relations.

Job Duties

• Markets models, pre-owned and brokered homes for sale in the community. Prepares documents to list and sell homes. (Essential)
• Resolves complaints and responds to issues in a timely manner. (Essential)
• Manages the rent collection process including collecting, posting and depositing income from leasing of rental sites and homes, as well as filing to collect on delinquent debts. (Essential)
• Handles delinquencies and approves eviction proceedings while adhering to Sun's policies. (Essential)
• Monitors, codes and approves invoices for operating expenses and sales related costs. (Essential)
• Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
• Assists with developing and maintaining marketing strategies
• Coordinates lease homes, including repairs, leasing activity, lease-to-purchase sales, refurbishments, re-leasing, closing, and follow-up
• Ensures compliance with federal, state, and local agencies that regulate fair housing laws and community operations
• Initiates lease renewals and rent increase letters, ensuring timely distribution
• Inspects and recommends purchase and renovation of used/repossessed homes
• Prepares sites for home models; coordinates with maintenance team to ensure vacant sites are prepared for home move-ins
• Handles emergencies that may arise onsite, ensuring adherence to standard operating procedures
• Ensures compliance of safety policies; completes worker's compensation accident and incident reports in a timely manner
• Ensures that community appearance is maintained to Sun's curb appeal standards
• Assists with preparation of budgets; provides accurate data to assist in CapEx and expansion needs
• Reports deficiencies that would adversely affect the operation of the community
• Reviews and compiles property accounting reports for the Accounting Department
• All other duties as assigned

Requirements

• High School Diploma or GED (Required)
• Bachelor's Degree in Real Estate, Hospitality, or Business (Preferred)
• 4 years in property management experience, including 2 years of supervisory experience (Required)
• 6 months in prior sales and leasing experience (Required)
• General knowledge of maintenance
• Demonstrated leadership abilities
• Strong organizational skills
• Excellent verbal and written communication skills
• Solid negotiation skills
• Ability to thrive in a fast-paced environment
• Working knowledge of basic accounting principles
• Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law
• Intermediate computer proficiency, including the ability to use the Microsoft Office Suite, email, and internet
• Flexibility to respond to community needs during non-business hours
• Ability to live on-site within the community (housing provided)
• Must have a valid driver's license
