Job summary

Sun Communities in the United States (Austin, TX area) seeks a Senior Community Manager to oversee daily operations, profitability, and resident relations across the on-site community. You will be the day-to-day contact for residents, manage leasing, budgeting, maintenance, and team development.

Ideal candidates have 4+ years in property management with supervisory experience and a Bachelor’s in Real Estate, Hospitality, or Business preferred. On-site housing is provided based on community needs.

Qualifications

• Bachelor's degree preferred in Real Estate, Hospitality, or Business.
• 4 years in property management with 2 years supervisory experience.
• 6 months in sales and leasing.

Responsibilities

• Markets homes for sale within the community and prepares listing documents.
• Resolves complaints and responds to issues in a timely manner.
• Manages rent collection and delinquency processes.
• Handles evictions following company policy.
• Codes and approves operating and sales invoices.
• Coordinates team member selection and development.
• Assists with marketing strategies.
• Coordinates lease homes, repairs, and leasing activity.
• Ensures compliance with fair housing laws.
• Initiates lease renewals and rent increase notices.
• Inspects and recommends property purchases/renovations.
• Prepares sites for home models and coordinates with maintenance.
• Assists with budgets and CapEx planning.
• Maintains community appearance per standards.
• Reports deficiencies to improve operations.
• Reviews property accounting.
• Performs other duties as assigned.

Senior Community Managers are responsible for the operations & profitability of the community and serve as the day-to-day point of the contact for the residents. They are on-call 24 hours a day and are responsible for administrative activities, marketing, leasing and home sales, property maintenance, budgeting, human resource management and resident relations.

Job Duties

• Markets models, pre-owned and brokered homes for sale in the community. Prepares documents to list and sell homes. (Essential)
• Resolves complaints and responds to issues in a timely manner. (Essential)
• Manages the rent collection process including collecting, posting and depositing income from leasing of rental sites and homes, as well as filing to collect on delinquent debts. (Essential)
• Handles delinquencies and approves eviction proceedings while adhering to Sun's policies. (Essential)
• Monitors, codes and approves invoices for operating expenses and sales related costs. (Essential)
• Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
• Assists with developing and maintaining marketing strategies
• Coordinates lease homes, including repairs, leasing activity, lease-to-purchase sales, refurbishments, re-leasing, closing, and follow-up
• Ensures compliance with federal, state, and local agencies that regulate fair housing laws and community operations
• Initiates lease renewals and rent increase letters, ensuring timely distribution
• Inspects and recommends purchase and renovation of used/repossessed homes
• Prepares sites for home models; coordinates with maintenance team to ensure vacant sites are prepared for home move-ins
• Handles emergencies that may arise onsite, ensuring adherence to standard operating procedures
• Ensures compliance of safety policies; completes worker's compensation accident and incident reports in a timely manner
• Ensures that community appearance is maintained to Sun's curb appeal standards
• Assists with preparation of budgets; provides accurate data to assist in CapEx and expansion needs
• Reports deficiencies that would adversely affect the operation of the community
• Reviews and compiles property accounting reports for the Accounting Department
• All other duties as assigned

Requirements

• High School Diploma or GED (Required)
• Bachelor's Degree in Real Estate, Hospitality, or Business (Preferred)
• 4 years in property management experience, including 2 years of supervisory experience (Required)
• 6 months in prior sales and leasing experience (Required)
• General knowledge of maintenance
• Demonstrated leadership abilities
• Strong organizational skills
• Excellent verbal and written communication skills
• Ability to thrive in a fast-paced environment
• Working knowledge of basic accounting principles
• Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law
• Intermediate computer proficiency, including the ability to use the Microsoft Office Suite, email, and internet
• Flexibility to respond to community needs during non-business hours
• Ability to live on-site within the community (housing provided)
• Must have a valid driver's license
