Job summary

ABM is seeking a Lead Engineer responsible for the operation and maintenance of HVAC, electrical, plumbing, and building systems across a multi-story commercial property. The role includes preventive maintenance, troubleshooting, and coordinating repairs to minimize downtime while supporting tenant operations.

You will supervise engineering staff, assist with work-order prioritization, and ensure safety protocols, BAS controls, and energy-efficiency initiatives are applied consistently.

Qualifications

• Current EPA Section 608 Universal certification.
• Working knowledge of commercial HVAC systems and building engineering operations.
• Basic knowledge of BAS and HVAC controls.
• Knowledge of fire and life safety procedures and emergency response protocols.
• Ability to troubleshoot equipment issues and communicate findings.
• Understanding of preventive maintenance practices and work order documentation.
• Ability to follow safety procedures and building operating policies.
• Strong verbal and written communication skills.
• Professional customer service and problem-solving abilities.

Responsibilities

• Support daily operation of HVAC, electrical, plumbing, and building mechanical systems.
• Perform preventive maintenance to improve equipment reliability and minimize downtime.
• Troubleshoot equipment failures, identify root causes, and recommend corrective actions.
• Monitor operating conditions and respond to alarms and tenant service requests.
• Maintain maintenance records, logs, and work orders.
• Coordinate contractor access, repairs, inspections, and service activities.
• Support energy efficiency initiatives and ensure equipment operates within parameters.
• Provide daily direction and technical support to engineering personnel.
• Assist Chief Engineer with prioritizing work orders and maintenance.
• Train engineering staff on equipment operation, safety, and building standards.
• Ensure task documentation and reporting to management.
