Job summary

Guardian Service Industries, Inc. is seeking a Building Engineer in Norwalk, CT to oversee daily operation, maintenance and repairs of city buildings and related systems.

You will troubleshoot HVAC, electrical, plumbing and building automation, respond to events, and coordinate with contractors. The role requires 10+ years of hands-on experience, familiarity with BMS/BAS and CMMS platforms, and a valid driver’s license.

Qualifications

• Minimum of 10 years in building operations, engineering, HVAC, maintenance, troubleshooting and repair.
• Hands-on mechanical aptitude for HVAC and building equipment.
• Knowledge of building systems: mechanical, electrical, plumbing, HVAC, controls, life safety, fire protection and security.
• Experience operating BMS/BAS systems with schedules, alarms and trend analysis.
• Ability to read blueprints, diagrams and operation documents.
• Licenses/certifications for HVAC, electrical, plumbing, BMS/BAS, OSHA, EPA 608 preferred where applicable.

Responsibilities

• Inspect buildings and systems for unsafe or abnormal conditions.
• Perform preventative maintenance on mechanical, electrical, HVAC, plumbing and BAS/BMS.
• Troubleshoot and repair HVAC equipment including air handling units, rooftop units, pumps, boilers, chillers, cooling towers and controls.
• Operate and monitor BMS/BAS, manage alarms and trends.
• Coordinate with IT, controls contractors and vendors for outside work when needed.
• Maintain parts, supplies and records; manage maintenance logs and documentation.
