The role emphasizes organizing work orders, supporting preventive maintenance, budgeting, and coordinating vendors. A high standard of safety training and relevant licenses are essential for success in this position.

Qualifications

• High School Diploma.
• 7+ years building operations engineering experience.
• Ability to handle multiple projects and make decisions.
• Proficient computer and email skills.
• Licenses as required for the role.
• Completion of relevant safety classes.

Responsibilities

• Maintain operating logs daily for air conditioning, fans, meters and complaints.
• Organize work orders for Building Engineers; balance cost and downtime.
• Oversee and adhere to the preventive maintenance program.
• Assist in budget development and RFP processes for projects.
• Order supplies and materials; manage inventory and records.
• Maintain tool and equipment inventory with serial numbers.
• Record meter readings; inspect spaces weekly and report findings.
• Submit monthly reports to Building Manager on work done.
• Respond to tenant complaints promptly and effectively.
• Understand life safety systems and fire procedures.
• Coordinate evening fire alarm tests and elevator capture checks.
• Implement national policy; perform other duties as assigned.
