Job summary

Gorman & Company is seeking a high-level Senior Asset Manager to lead a portfolio of LIHTC and other affordable multifamily communities across multiple offices in Oregon, Wisconsin, Phoenix, or Denver. The role offers a hybrid work schedule and a chance to shape long-term portfolio strategy.

The ideal candidate will bring 7+ years in asset management, deep LIHTC knowledge, strong financial modeling, and the ability to collaborate with investors, lenders, and government agencies.

Qualifications

• 7+ years of progressive asset management experience.
• Strong financial analysis, modeling, budgeting and forecasting skills.
• Deep knowledge of LIHTC and affordable housing programs.
• Experience with complex asset transactions and investor relations.
• Bachelor's degree in Finance, Real Estate, or related field.
• Willingness to travel and valid driver's license.

Responsibilities

• Lead asset management of LIHTC and affordable housing portfolios.
• Analyze financial statements, NOI, cash flow, and budgets.
• Prepare complex financial models and ROI analyses.
• Review operating budgets and capital plans.
• Monitor debt covenants and investor requirements.
• Develop refinancing and disposition recommendations.
• Ensure regulatory compliance with LIHTC, HOME, Section 8, RAD.
• Mentor Asset Managers and coordinate with teams.
