Job summary

Triumph Consultants Ltd. supports a local authority in Worthing to appoint an experienced Senior Asset Manager (MRICS) to join their Property & Investment Team.

This strategic, commercially focused role covers a diverse non-residential portfolio across the South, Midlands and North, including seafront leisure assets, retail, offices and land. You will work with the Property and Investment Managers to deliver asset management, landlord/tenant matters and contribute to the organisation's

Qualifications

• Strong commercial property experience across non-residential portfolios.
• Excellent analytical skills, including DCF and financial modelling capability.
• High-quality written and verbal communication skills, including committee-level reporting.
• Ability to manage a varied caseload, prioritise effectively and maintain accurate digital records.
• Strong interpersonal skills with tenants, agents, consultants and internal stakeholders.
• Experience across both local authority and private sector environments.
• Knowledge of the Worthing / Adur area and regional market dynamics.
• Google Workspace experience (training can be provided).
• Exposure to politically influenced environments or public-sector governance.

Responsibilities

• Lead the delivery of the Commercial Property Investment Strategy and Asset Management Strategy.
• Manage a diverse commercial property portfolio including rent reviews, leases, licences, easements, disposals and landlord/tenant matters.
• Undertake regular occupier visits, inspections and site meetings to identify issues and opportunities.
• Maintain accurate digital records, property management systems and Estates App data.
• Prepare clear committee reports, briefing notes and professional advice for stakeholders.
• Lead multidisciplinary project teams and coordinate delivery.
• Instruct and manage external consultants, agents and specialists to support estate management and projects.
• Keep up to date with legislation, policy changes and ESG considerations affecting assets.
