Qualifications

About this Career

The Area Maintenance Technician is responsible for maintaining and repairing our apartment communities. This is successfully achieved through the completion of preventative maintenance, general maintenance requests, interior and exterior building systems maintenance, and preparing units for move-in. Throughout all job-related activities, proper prioritization, operational safety standards, and effective communication with residents, guests, and Velair team members is required.

We are currently searching for a maintenance professional that is reliable and knowledgeable to fulfill this role at Lexington Flats and Red Rock Square as well as Red Rock Square 2 and Oakdale Commons that will be opening this year!

Essential Duties and Responsibilities

  • Responsible for completing work orders of various types including, but not limited to electrical, plumbing, carpentry, mechanical, HVAC, drywall, painting, appliances, general and routine resident work order requests, and apartment turnovers.
  • Manages the preventative maintenance and general repairs of the buildings' exterior and interior systems.
  • Performs emergency on-call service requests as needed and per policy.
  • Assists in snow/ice removal (where applicable) and documentation thereof.
  • Understands and follows all safety protocols including understanding MSDS on use of chemicals.
  • Conducts routine inspections including daily walk-throughs, apartment move-ins/move-outs, and other building inspections with and without internal and external agents involved.
  • Possesses the required basic tools and necessities to complete tasks including but not limited to screwdriver, hammer, tape measure, and adjustable wrench.
  • Effectively communicates updates and/or concerns regarding the property to the applicable property management and maintenance personnel.
  • Maintain maintenance shop and supply inventory in an organized and cost-effective manner.
  • Ability and willingness to travel to other sites in the portfolio as directed on occasion to provide maintenance support.
  • Timely completes additional tasks as assigned.

About You

To be successful in this position, you should have the following education/experience:

  • High School diploma or equivalent is preferred.
  • One to three years of related experience and/or training in the maintenance industry with a preference on multi-family housing; or equivalent combination of education and experience.
  • Basic mathematical ability.
  • Basic computer skills.

Additional Requirements

  • Valid driver’s license, ability to drive and valid insurance.
  • As Velair is a quickly growing organization, we want a commitment to career growth through Velair supported and/or provided learning and development including occasional travel to off-site trainings with infrequent overnight stays.
  • Due to the nature of the position, there may be times outside standard business hours required on some nights, weekends, and holidays.
  • Ability and willingness to travel to other sites in the portfolio as directed on occasion to provide maintenance support.

Physical Requirements / Work Environment

  • Ability to frequently move 20-70 pounds.
  • Ability to frequently walk steps, climb ladders, scaffolding, ramps, etc.
  • Frequent kneeling, bending, crouching, and use of lower extremities and back muscles.
  • Work is both indoor and outdoor as needed with a range of temperature.
  • Due to the safety sensitive nature of this role, impairment by drug, alcohol or cannabis could threaten the health and safety of yourself or another person and therefore the company reserves the right to conduct random drug tests for this role.

Sign-on Bonus: If hired for this position, you will receive a $1,500.00 bonus, with $500.00 to be paid at time of hire, $500.00 after 3 months of employment and $500.00 at 6 months of employment.

On-Call Incentive: This position is eligible for a $100.00 per week incentive when on-call.

Tool Allowance: This position is eligible to receive a $200.00 tool reimbursement after 30 days of hire and is additionally eligible for the annual $200.00 tool reimbursement.
