As a Senior Area Maintenance Technician at Velair, you will play a crucial role in ensuring the maintenance and repair of our apartment communities. Your expertise will be instrumental in completing preventative maintenance, addressing general maintenance requests, managing interior and exterior building systems, and preparing units for new residents. Success in this role requires prioritizing tasks, adhering to safety standards, and maintaining effective communication with residents, guests, and Velair team members.
Essential Duties and Responsibilities
- Comprehensive Work Orders: Execute a wide range of work orders, including electrical, plumbing, carpentry, mechanical, HVAC, drywall, painting, appliances, general resident requests, and apartment turnovers.
- Building System Management: Oversee the preventative maintenance and general repairs of both exterior and interior building systems to ensure optimal functionality and safety.
- Emergency Response: Respond to emergency on-call service requests efficiently, ensuring issues are addressed promptly and according to policy.
- Seasonal Responsibilities: Assist with snow and ice removal (where applicable) and maintain thorough documentation of actions taken.
- Safety Compliance: Adhere to all safety protocols, including understanding and following MSDS guidelines for chemical use, to maintain a safe working environment.
- Routine Inspections: Conduct regular inspections, including daily walk-throughs, apartment move-ins/move-outs, and other building assessments, both independently and with internal/external agents.
- Tool Proficiency: Utilize basic tools, such as screwdrivers, hammers, tape measures, and adjustable wrenches, to efficiently complete tasks.
- Effective Communication: Provide timely updates and communicate any property concerns to the relevant property management and maintenance personnel.
- Inventory Management: Maintain the maintenance shop and supply inventory in an organized and cost-effective manner.
- Portfolio Support: Occasionally travel to other sites within the portfolio to provide maintenance support as needed.
- Additional Responsibilities: Complete any other tasks as assigned, ensuring they are done promptly and effectively.
About You
To thrive in this position, you should have the following education and experience:
- Education: High school diploma or equivalent preferred.
- Experience: 1-3 years of related experience and/or training in the maintenance industry, with a preference for multi-family housing, or an equivalent combination of education and experience.
- Skills: Basic mathematical ability and computer skills.
Additional Requirements
- Valid driver’s license, ability to drive, and valid insurance.
- Commitment to career growth through Velair-supported/provided learning and development, including occasional travel to off-site training with infrequent overnight stays.
- Flexibility to work outside standard business hours, including some nights, weekends, and holidays as needed.
- Willingness to travel to other sites within the portfolio to provide maintenance support.
Physical Requirements / Work Environment
- Ability to frequently move 20-70 pounds.
- Ability to frequently walk steps, climb ladders, scaffolding, ramps, etc.
- Frequent kneeling, bending, crouching, and use of lower extremities and back muscles.
- Work involves both indoor and outdoor environments as needed, with exposure to a range of temperatures.
