Job description

A growing, purpose-driven architecture and interior design firm in Virginia Beach, VA is seeking a licensed Senior Architect ready to lead a portfolio of projects from concept through closeout, cultivate the client relationships that fuel our growth, and mentor the architects coming up behind them. As a focused 12-person studio, every leader here has influence, visibility, and the ability to shape the future of the firm.

This is a role for an architect who enjoys taking ownership of projects, of client relationships, and of the growth opportunities that come with both. You steer four to six concurrent projects, you sit across the table from clients as their trusted advisor, you bring in new work, and you develop the people on your teams.

  • You enjoy carrying the full picture, the design, the clients, the budgets, and the business development, rather than handing the non-technical pieces to someone else.
  • You treat business development as part of the craft. Generating new work and cultivating the relationships that grow a firm is energizing, not a chore.
  • You are self-directed and comfortable being the person your team and your clients look to for the call.
  • You do your best work in a focused studio where leaders carry real breadth and visibility, not in a large firm with narrow lanes and deep support layers.
  • You want your standard to set the tone, and you welcome the autonomy and accountability that come with that.
What You Want:
  • To lead a portfolio of four to six concurrent projects from programming through construction closeout, with the autonomy to make the calls that protect quality, schedule, and profitability.
  • To own client relationships as a trusted strategic advisor, not just a project contact, and to be measured on the trust you build and the repeat work you earn.
  • To drive real business development, generating new contracted work and shaping the firm’s pipeline, in a studio where your wins are visible and they matter.
  • To mentor junior architects and watch them grow, with the time and structure to do it well rather than as an afterthought.
  • To work in a values-driven studio where Leadership, Integrity, Collaboration, and Vision are the professional standard, not just language on a wall.
  • To step into a clear leadership track in a firm with the growth and the intention to support it.
Who We Need:
  • You hold a current architectural license and bring eight to twelve or more years of progressive experience leading projects in a professional practice.
  • You can independently lead four to six concurrent projects across all phases, from programming and schematic design through construction documents, construction administration, and closeout.
  • You deliver on schedule and within budget, with the discipline to protect project margins through proactive scope management and change control.
  • You are a confident client leader who communicates proactively, anticipates needs, and earns the kind of trust that turns into repeat work and referrals.
  • You can develop and win new business, articulating value in proposals and interviews and cultivating the relationships that build a pipeline.
  • You are advanced in Revit for documentation and BIM coordination, and you are comfortable managing a portfolio in modern project management and CRM platforms (we use Monograph and Incept).
  • You apply building codes, accessibility standards, and construction methods with authority, and you serve as a technical resource others rely on.
  • You lead and mentor teams well, delegating with intention, giving clear feedback, and modeling the professional standard you expect from others.
What You’ll Do:

As a Senior Architect, you are TS3’s primary project leader and a driver of our growth. You lead four to six concurrent projects from concept through closeout, coordinating multidisciplinary consultant teams, running design and construction meetings with authority, managing scope and budget, and ensuring every deliverable meets the standard our clients expect. You conduct QA/QC reviews, lead construction administration, and resolve technical and field challenges proactively while protecting design intent.

Beyond delivery, you cultivate the client relationships and pursue the new work that fuel a growing practice. You participate in proposal interviews, develop fee proposals, attend industry events, and maintain a healthy pipeline through proactive relationship building, tracked and managed in Incept CRM. You manage your portfolio holistically in Monograph, forecasting accurately and making data-driven decisions that keep projects healthy and profitable.

You also lead people. You mentor two to three junior architects, deliver training, contribute to firm standards and process improvements, and model TS3’s values in every client interaction and team decision. In a firm of our size, your leadership is visible and your standard sets the tone.

You will report to the Principal and lead project production teams, working alongside experienced colleagues who bring high expectations and a shared commitment to excellent work.

Why TS3?
  • Visible leadership and direct access to Principals
  • Opportunity to shape the future of a growing practice
  • Meaningful project ownership and client relationships
  • Mentorship and succession opportunities
  • Clear path toward Principal-level responsibility

Job Type: Full-Time | On-Site

Compensation: Competitive salary and bonus opportunities, commensurate with experience.

Ideal Start Date: We are ready when you are.

The Senior Architect is a leadership cornerstone at TS3 and a direct path toward Principal-level responsibility. We are a 15-year-old firm in an active phase of growth, and the architects who lead at this level, delivering excellent work while building the client relationships and new business that sustain the practice, are the ones who will shape what this firm becomes. You will work directly with firm leadership, carry real influence over how we grow, and be supported by a performance framework that ties advancement to demonstrated capability, not tenure.

If you are a licensed architect ready to lead projects, own client relationships, drive new work, and develop the next generation of talent, this is that opportunity.
