The Role
You will play a key role in assisting the asset management team in creating strategies and plans for our office portfolio to optimize the net operating income and maximize the value of the assets and the portfolio.
Job Responsibilities
Assist in the overall positioning of assets as well as the enhancement of cash flow and asset value, creating the reporting model for our US office portfolio
Assist in the creation of annual budgets and reports which cover the financial performance of the asset, leasing status, and rental collection.
Prepare and manage reports which cover the financial performance of the assets, leasing status, and rental collection
Work closely with the Asset Managers and Property Managers to ensure that the assets are properly maintained, managed and compliant with regulations and coordinate with external parties like government authorities, brokers, etc
Complete lease analysis to compare proposed lease terms to budget
Prepare leasing memos and approval papers as well as variance analysis, and monitoring of budgets for the portfolio and fund
Assist our portfolio team in preparing portfolio level analysis and finance projects.
Assist with divestment/acquisition related initiatives such as cash flow analysis and manage impact to fund distributions.
Manage market intelligence and collating market / industry information to ensure competitiveness of the assets
Assist in reviewing annual valuations.

Job Requirements
Degree in Real Estate, Building, Business, Finance, Engineering or its equivalent with experience in financial modeling / analysis
3+ years of relevant real estate or finance experience
Experience working with office assets
Team player with excellent verbal and written communication skills
Advanced Excel skills
Accounting knowledge is a plus
Operationally hands-on with sound financial grounding
High level of initiative/resourceful
Ability to work independently in a fast-paced environment
Proficiency with Argus
Experience with MRI will be an advantage.
Compensation Data
The annual base compensation range for this role sits between: $90,000 - $105,000
This range is representative of the starting base salaries for this role at Mapletree. Compensation offers are based on a wide range of factors including previous work experience, specific industry experience, relevant skills, training and, where applicable, certifications and licenses obtained. Market and organizational factors are also considered. Candidates hired to work in other locations will be subject to the pay range associated with that location. In addition to salary and a competitive employee benefits package, candidates may also be eligible to receive a discretionary bonus.
