Job summary

Instrata is seeking a Security Project Manager to lead complex electronic security projects from concept to completion. You will coordinate with clients, field operations, engineering, subcontractors, and leadership to deliver projects safely, on schedule, and within budget.

You bring 5+ years of experience with access control, CCTV, intrusion, and integrated security systems, plus strong leadership and communication skills. Travel throughout Virginia and Maryland is expected.

Qualifications

  • 5+ years managing electronic security or technology infrastructure projects.
  • Experience with access control, CCTV, intrusion, and integrated security systems.
  • Experience with enterprise security platforms (e.g., Avigilon, Genetec, LenelS2, Milestone).
  • Strong leadership, communication, and problem-solving skills.
  • Knowledge of construction processes, RFIs, submittals, change orders, and closeout.

Responsibilities

  • Lead multiple electronic security projects from kickoff through closeout.
  • Develop and maintain project schedules, budgets, staffing plans, and procurement timelines.
  • Coordinate with engineering, estimating, field operations, subcontractors, vendors, and clients.
  • Monitor progress, identify risks, and implement corrective actions to protect scope, schedule, and cost.
  • Conduct kickoff meetings, progress reviews, and closeout activities.
  • Ensure documentation is accurate and maintained throughout the lifecycle.
  • Serve as primary point of contact for customers and manage expectations.
  • Foster proactive communication and exceptional customer service.
  • Identify opportunities for additional services or future projects.
  • Oversee budgets, labor, materials, subcontractors, and overall profitability.
  • Review costs, forecast expenses, and ensure timely invoicing and closeout.
  • Lead field supervisors, technicians, subcontractors, and project support staff.
  • Coordinate labor and scheduling to meet milestones.
  • Promote accountability, collaboration, and safety.

What You'll Do – Lead, Deliver, And Build
  • Manage multiple electronic security projects simultaneously from kickoff through closeout.
  • Develop and maintain project schedules, budgets, staffing plans, and procurement timelines.
  • Coordinate with engineering, estimating, field operations, subcontractors, vendors, and clients to ensure successful project execution.
  • Monitor project progress, proactively identify risks, and implement solutions to maintain schedule and budget objectives.
  • Conduct project kickoff meetings, progress reviews, and closeout activities.
  • Ensure project documentation is accurate, complete, and maintained throughout the project lifecycle.
  • Serve as the primary point of contact for customers throughout project execution.
  • Build trusted relationships through proactive communication, responsiveness, and exceptional customer service.
  • Provide regular project updates, manage client expectations, and resolve issues quickly and professionally.
  • Identify opportunities for additional services, upgrades, or future project opportunities.
  • Manage project budgets, labor utilization, material procurement, subcontractor performance, and overall financial health.
  • Review project costs, forecast completion expenses, and maintain profitability targets.
  • Approve purchase requests, monitor change orders, and ensure accurate project billing.
  • Track project milestones and ensure timely invoicing and closeout documentation.
  • Lead field supervisors, technicians, subcontractors, and project support personnel throughout project execution.
  • Coordinate labor resources and scheduling to meet project milestones.
  • Foster a culture of accountability, collaboration, safety, and continuous improvement.
  • Mentor team members while promoting professional development and operational excellence.
  • Ensure projects comply with contract requirements, customer specifications, industry standards, OSHA regulations, and applicable codes.
  • Oversee quality assurance throughout installation, testing, commissioning, and final acceptance.
  • Coordinate inspections, punch lists, commissioning activities, and project turnover documentation.
  • Ensure all safety policies and company procedures are consistently followed.
What You Bring
  • 5+ years of experience managing electronic security, low-voltage, or technology infrastructure projects.
  • Strong knowledge of access control, CCTV/video surveillance, intrusion detection, intercom, structured cabling, and integrated security systems.
  • Experience managing projects involving platforms such as Avigilon, Motorola Solutions, Genetec, LenelS2, Software House CURE, Paxton, OpenPath, Milestone, or similar enterprise security systems.
  • Demonstrated success managing project schedules, budgets, subcontractors, procurement, and client relationships.
  • Strong understanding of construction processes, project documentation, RFIs, submittals, change orders, and closeout documentation.
  • Ability to interpret construction drawings, specifications, low-voltage designs, and project schedules.
  • Familiarity with Microsoft Office Suite, Microsoft Project, Bluebeam, Procore, Smartsheet, or similar project management software.
  • Excellent leadership, organizational, communication, and problem-solving skills.
  • Ability to prioritize multiple projects in a fast-paced environment while maintaining exceptional customer service.
  • High school diploma or equivalent required; Associate's or Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
  • Industry certifications such as PMP, PSP, RCDD, CTS, LenelS2, Genetec, Avigilon, or manufacturer certifications are a plus.
  • Must successfully pass background, drug, and applicable security screening requirements.
