Job summary

Coastal Security Services, Inc. is hiring a Security Officer to serve as a visible security presence at a residential community near Charleston, SC. You will split time between the gate and patrols, verifying resident credentials and logging visitors.

This full-time role requires strong customer service, the ability to work outdoors in varying weather, and a professional demeanor. Starting pay is $18 per hour, with overtime paid at 1.5x for hours over 40 per week, and opportunities for training

Qualifications

• Must be 21 years of age or older.
• Valid SC SLED Unarmed Security Officer Registration (or ability to obtain prior to start)
• Clean criminal background; pass SLED background check
• Valid driver’s license and reliable transportation
• Strong customer service and communication skills
• Professional demeanor and appearance
• Ability to work outdoors in varying weather conditions
• Ability to stand, walk, and patrol for extended periods

Responsibilities

• Staff the gate house and manage vehicle and pedestrian access to the community
• Verify resident credentials, guest passes, and vendor authorizations
• Log all visitors and maintain accurate entry records
• Conduct regular patrols of community grounds, amenities, and perimeter
• Check doors, gates, lighting, and amenities; report hazards
• Observe and report suspicious activity and policy violations
• Monitor security cameras and report suspicious activity
• Enforce community access policies and post orders
• Communicate with residents, property management, and CSSI dispatch
• Respond to incidents and resident concerns calmly and professionally
• Complete daily activity reports and patrol logs
• Maintain a clean, organized gate house area

About the Role

We are hiring a Security Officer to serve as a visible, professional security presence at a residential community in the greater Charleston, SC area. You will split your time between staffing the gate and patrolling the community. At the gate, you are the first point of contact for residents, guests, and vendors. On patrol, you are the eyes and ears of the property, spotting issues early and keeping the community safe.

This role is ideal for someone who takes pride in attention to detail, communicates well with people from all backgrounds, stays alert and proactive, and understands the importance of consistent, reliable security coverage.

What You’ll Do

• Staff the gate house and manage vehicle and pedestrian access to the community
• Verify resident credentials, guest passes, and vendor authorizations
• Log all visitors and maintain accurate entry records
• Conduct regular patrols of community grounds, amenities, common areas, and perimeter
• Check doors, gates, lighting, and amenities, and report maintenance or safety hazards
• Observe and report suspicious activity, unauthorized persons, and policy violations
• Monitor security cameras and report suspicious activity
• Enforce community access policies, rules, and post orders
• Communicate with residents, property management, and CSSI dispatch
• Respond to incidents, emergencies, and resident concerns in a calm, professional manner
• Complete daily activity reports, patrol logs, and incident documentation
• Maintain a clean, organized gate house area

Schedule Details

This is a full-time position.

• Schedule may include weekends and holidays

Specific shifts and days will be discussed during the interview process. You can expect consistent weekly hours with overtime opportunities available.

Compensation

Starting at $18.00/hr

Overtime is paid at 1.5x for all hours over 40 in a work week.
