Job summary

ALCO Management is seeking an Occupancy Coordinator to support the Community Manager in maintaining the waitlist and ensuring Section 8 compliance with HUD guidelines at the assigned community.

You will oversee initial move-in files, interim and annual recertifications, and maintain complete, compliant resident documentation while executing leases and coordinating with regulatory partners in a fast-paced environment.

Qualifications

• Must have solid understanding of Section 8 program requirements and HUD compliance regulations.
• Detail oriented and able to manage multiple deadlines related to certifications and regulatory reporting.
• Able to work in a fast-paced, deadline-driven environment.
• Capable of maintaining accurate documentation and communicating professionally with residents and staff.

Responsibilities

• Maintain and manage the property waitlist in accordance with Section 8 and regulatory requirements.
• Process rental applications, prepare leases, and ensure occupancy documentation is completed and submitted in compliance with standards.
• Complete initial certifications, interim recertifications, and annual recertifications timely and accurately.
• Maintain resident files to ensure HUD, Local Housing Authority, and company policy compliance.
• Execute leases within approved rental schedules under the Community Manager supervision.
• Explain lease provisions and program requirements to residents and prospective tenants.
• Maintain regular communication with Community Manager, Regional Property Manager, and Central Office staff.
