Job summary

F.N.B. Corporation in Charlotte, NC is seeking an SBA Construction Loan Representative to handle construction management, funding and disbursement for SBA loans. You will work with borrowers, contractors, and Bank partners to ensure timely closings.

The ideal candidate has associates degree and at least three years of relevant experience, excels in communication, project management and detail orientation, and can navigate SBA 7a, SBA 504 and USDA loan processes.

Responsibilities

• Recommend approval or declination of construction projects.
• Fund construction and multi-disbursement loans per SBA regulations.
• Collect and review closing documents for SBA 7a, SBA 504, and USDA loan programs.
• Review contractor’s financials and qualifications.
• Prepare loan closing checklist and coordinate with borrowers, contractors, architects and Bank partners.
• Ensure loan compliance with SBA/USDA Standard Operating Procedures.
• Coordinate with the Business Development Officer and Underwriter in loan structuring.
• Educate Business Development Officers on loan structuring for different construction levels.
• Conduct research on construction laws/regulations in the project city/state.
• Coordinate with third-party vendors for cost reviews; order appraisals and environmental reports.
• Perform other duties and monitor risk per company policy.

Position Title: SBA Construction Loan Representative

Business Unit: Commercial Banking

Reports to: SBA Construction Loan Manager

Position Overview:

This position is primarily responsible for providing construction management, funding and disbursement services for all SBA Construction loans.

Primary Responsibilities:

• Recommends Approval or Declination of contractor and construction project.
• Funds construction and multi-disbursement loans according to Bank and SBA regulations.
• Collects and reviews all closing documents related to construction financing under the SBA 7a, SBA 504 and USDA loan programs.
• Reviews and approves contractor’s financials and qualifications.
• Prepares and handles the construction loan closing checklist and works with borrowers, contractors, architects and Bank partners to complete closing documents.
• Ensures loan complies with SBA/USDA Standard Operating Procedures.
• Coordinates with the Business Development Officer and Underwriter in structuring loans involving construction and preparing the loan package construction checklist for submission.
• Educates existing and new Business Development Officers on how to structure loans involving different levels of construction.
• Performs research activities including gathering information on construction laws and regulations in the city and state of the prospective construction project.
• Works with third‑party vendors for cost review. Orders commercial appraisal reports and environmental reports. Interviews Business Development Officer, borrower and contractor in regard to loan request.
• Performs other related duties and projects as assigned.
