Student housing sales runs on a different clock than conventional multifamily. The leasing season compresses into months, traffic spikes are short and unforgiving, and a weak conversion rate in October can haunt your occupancy numbers all the way to August move-in. PeakMade Real Estate is hiring a Sales and Revenue Manager to own that entire performance cycle at their West Lafayette community, a market anchored by Purdue University and its consistent enrollment demand.
This is the onsite sales lead. You're responsible for occupancy, renewal rates, and revenue growth, and you're expected to build the strategies that get you there, not just execute someone else's playbook. That means developing leasing strategies tied to real targets, monitoring conversion metrics at every stage of the lead lifecycle, and identifying underperformance early enough to course-correct before it damages the T-12.
Pricing and concessions decisions happen in partnership with regional and property leadership, but your read on the competitive set matters here. You'll monitor competitor pricing, track market conditions, and bring data-backed recommendations to those conversations. Knowing when to hold rate and when a targeted concession closes the gap on occupancy is a judgment call this role makes regularly.
On the lead management side, you're watching response times, tracking source performance, and working with marketing on campaigns that align with leasing objectives by season. Student housing has specific buying behavior worth noting: parents often co-sign and heavily influence decisions, urgency peaks around roommate matching and early-bird incentives, and reputation management on platforms like Google and ApartmentRatings carries real weight with incoming freshmen and transfers. Experience in that environment matters.
You'll recruit, train, and coach leasing team members, and you'll set clear expectations around outreach activity, tour conversion, application rates, and renewal closing. Regular sales coaching and performance reviews are part of the cadence. The expectation is that you can identify why a leasing consultant isn't converting and fix it, through coaching, role-playing, process adjustment, or some combination of all three.
Renewal strategy also sits in this role. That means segmenting the resident base, building targeted messaging and incentives, and coordinating with operations to address the retention risks that often live outside the leasing office entirely.
The candidates who stand out aren't just strong closers. They understand the full funnel, they can coach others to close, and they know how to create urgency in a way that protects the brand rather than undermining it. Overpromising during a lease-up is easy. Doing it without creating operational headaches or reputation damage takes real discipline.
