Job summary

Percheron, LLC seeks a Right of Way Lead to supervise ROW Agents and coordinate land rights, easements, and permits for construction projects. You will focus on efficient, accurate, and timely delivery of ROW work under the supervision of the Project Manager.

The role requires strong negotiation, organization, and communication skills, with experience in land-related contracts, titles, and permits. Field and office work may be required to support project goals.

Qualifications

• Must have a minimum of four years of experience in the Right of Way industry.
• Highly organized and proficient at tracking and reporting the status of the project to the Project Manager as it relates to his/her project.
• Excellent working knowledge of applicable laws, rules, regulations, right of way policies, procedures, terminology, and right of way/real property acquisition policies and procedures.
• Knowledge of settlement instruments and contract terms.
• Very knowledgeable about property valuation, survey drawings, and alignments sheets.
• Good understanding of various land-related contracts and agreements for construction, operation, and maintenance of existing and new facilities, including but not limited to, fee simple, rights-of-way, leases, temporary workspace agreements, licenses, permits, ordinances, and franchise agreements with the ability to complete right of way transactions independently.

Responsibilities

• Directs the activities of ROW Agents under supervision.
• Ensure team work is efficient, accurate, and timely.
• Provide tools and information needed to perform jobs.
• Research, negotiate and elect to purchase land and right of way for construction.
• Identify ownership interests and obtain permits as directed.
• Oversee land-related legal issues including titles, deeds, zoning.
• Prepare daily activity reports and summaries for complex negotiations.
• Perform due diligence to ensure accuracy of land rights and identify deficiencies.
• Serve as liaison with landowners on ownership, easement rights, damage claims, and access issues.
• Follow company policies and processes to perform work.
• Review third-party development plans to determine conflicts.
• Maintain up-to-date status with upper-level ROW agent or project manager.
