Venterra Realty is seeking a Technician Level 2 to prepare vacant apartments for new residents through repairs, inspections, and make-ready tasks across assigned communities. You will support the maintenance team, address service needs, and help maintain property standards to maximize resident satisfaction.

This intermediate role requires EPA certification preferred, experience in make-ready or maintenance, and the ability to travel within a 25-mile radius.

• Ability to prioritize and manage multiple unit turns efficiently.

Responsibilities

• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features work per TQMR.
• Perform intermediate maintenance tasks including light fixtures, minor plumbing, appliance checks, HVAC PM, and drywall patching.
• Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards.
• Maintain inventory, report supply needs, and support the maintenance team with work orders and groundskeeping.
• Maintain curb appeal of property including grounds, parking, breezeways, amenities, and common areas.
• Work independently while following company standards and focusing on resident satisfaction.
• Provide emergency and on-call maintenance support as needed.
• Support team with other duties to maintain resident satisfaction and standards.
• Travel daily to assigned communities within a region, typically within a 25-mile radius.

Job description

The Technician Level 2 prepares vacant apartment homes for new residents by completing repairs, installations, and inspections. This role ensures all units meet company standards by addressing maintenance needs and supporting the maintenance team as needed. Their work directly impacts resident satisfaction and property appeal. This role is differentiated by an internal Venterra certified intermediate level of plumbing, electrical, appliance and HVAC skills.

KEY JOB RESPONSIBILITIES

• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per our Total Quality Make Ready (TQMR) program.
• Perform intermediate level maintenance tasks, including light fixture replacements, minor plumbing repairs, appliance checks, HVAC PM and drywall patching.
• Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards.
• Maintain inventory, report supply needs, and support the maintenance team with work orders and groundskeeping as needed.
• Maintain the cleanliness and curb appeal of the property, including grounds, parking lots, breezeways, amenities, and common areas .
• Work independently while following company standards, demonstrating attention to detail, and maintaining a commitment to resident satisfaction.
• Provide emergency and on-call maintenance support as needed.
• Support the team with other duties as needed to maintain resident satisfaction and property standards.
• In this role, you will travel daily to one of the assigned communities within your region. This will typically not exceed a 25-mile radius of the designated primary location.

CANDIDATE PROFILE

• EPA certification preferred.
• Prior experience in make-ready, maintenance, or related field.
• Venterra certification of intermediate level plumbing, electrical, appliance and HVAC skills.
• Ability to prioritize and manage multiple unit turns efficiently.
• Strong attention to detail and proactive approach to maintaining company standards.
• Ability to work flexible schedules, including participation in an on-call rotation.
• Clean Motor Vehicle Record required .
• Lifting/carrying (supplies, equipment, etc.):
• Over 75 lbs. Rare need
• 25 – 75 lbs. Occasional need
