Position Overview

The Roving Building Engineer is responsible for maintaining, correcting deficiencies, and/or making repairs to all “common areas” within the Association and supervising the repair and maintenance work performed by third parties.

Compensation and Schedule

Compensation: $42.00 - $46.00 Per Hour + $300 Monthly Car Allowance

Schedule: Monday‑Friday; 8:00 AM‑4:30 PM + On‑Call

Job Responsibilities
  • Oversee, complete, and track maintenance tasks for all building components including HVAC, mechanical, electrical, plumbing, fire monitoring equipment, emergency generator equipment, building automation systems, and other necessary maintenance.
  • Schedule and supervise all vendors on site and ensure they perform in accordance with job description and expectations.
  • Oversee all facets of the daily operation of the building, ensuring compliance with HOA policies, regulations, code, and regulatory enforcement agencies.
  • Monitor and maintain optimum performance of all building systems, including mechanical, electrical, fire life safety, security, HVAC, and water circulation.
  • Create, update, and complete all assigned common‑area work orders.
  • Modify and optimize building control software as necessary.
  • Assist in the preparation of RFPs and scopes of work to solicit proposals and prepare bid analysis.
  • Supervise maintenance vendors on site to ensure work is performed to exceptional standards, including recommendations for vendor termination or hiring.
  • Respond to inquiries and investigate and resolve homeowner complaints related to common areas.
  • Assist in the annual budget planning process and regularly monitor expenditures.
  • Obtain all permits or cause inspection of equipment as required by code.
  • Examine machinery and equipment to diagnose trouble, disassemble machines, adjust, replace, or repair defective parts.
  • Assist in the construction of capital improvement projects.
  • Utilize proper safety precautions related to all work performed.
Inspection
  • Conduct and document an inspection of all common areas at least monthly.
  • Inspect completed mechanical repairs for quality, safety, and proper operation.
  • Conduct routine project inspections as directed by the Supervisor.
  • Conduct follow‑up inspection of items noted in need of maintenance or repair, including Annual Maintenance Report punch list items.
Reporting
  • Maintain the work‑order task log.
  • Timely report project inspection results.
  • Maintain the inventory of tools and supplies.
  • Implement and maintain a monthly preventative maintenance program, tracking all scheduled maintenance for the building and maintaining records of all common‑area equipment.
Emergency Response
  • Maintain preparedness for emergency responses to floods, fires, power outages, earthquakes, and other disasters.
  • Respond promptly to project emergencies and service calls.
Teamwork & Customer Service
  • Be a team player and contribute to an enjoyable, productive, and safe work environment.
  • Assist team members with tasks not strictly related to this job description.
  • Maintain customer service standards as set by the Hospitality Department and General Manager.
  • Display high morale, integrity, loyalty, and professionalism at all times.
  • Be available for overtime in special circumstances to complete projects or meet deadlines.
Qualifications and Requirements
  • Valid CA Driver's License & Insurance.
  • Minimum of 4 years of maintenance experience in mid or high‑rise commercial communities, preferably in hospitality or property management.
  • Must be at least 18 years of age and pass a pre‑employment background check and drug screening.
  • Hands‑on experience in HVAC, Electrical, Plumbing, and Painting highly desired.
  • EPA/608 Universal License.
  • Weekly Fire Pump Certification.
  • HVAC Certification preferred.
  • Certified Pool Operator (CPO) is a plus.
  • Fire Life Safety Certification is a plus.
