Job summary

Action Property Management is seeking a Building Engineer to maintain all common areas, manage building systems, and coordinate with contractors across our properties.

You will respond to emergencies, perform routine inspections, and support compliance with safety standards. The role requires after-hours availability and collaboration with the board and onsite vendors to ensure reliable operations and resident satisfaction.

Qualifications

  • High School diploma or equivalent; engineering degree preferred.
  • EPA 608 Certification recommended at hire.
  • HVAC certificate preferred but not required.
  • OSHA 10, Weekly Fire Certificate, Fire Director Certificate must be obtained within 6 months of hire.
  • Arc Flashing Certificate, First Aid/CPR Certificate must be obtained within 1 year of hire.
  • Valid CA Driver's License.

Responsibilities

  • Oversee and maintain major building systems including HVAC, electrical, mechanical, CCTV, fire/life safety, and access control.
  • Conduct inspections, perform minor repairs, identify maintenance needs.
  • Respond to property emergencies and be available for after-hours response.
  • Coordinate city/state inspections, permits, and OSHA safety compliance.
  • Supervise onsite vendors such as housekeeping, landscaping, and pool services.
  • Develop preventive maintenance programs, annual schedules, and capital improvement plans.
  • Assist with budget planning, track maintenance expenses, and manage inventory of tools and supplies.
  • Respond to resident inquiries and train staff on safety and system operations.
  • Monitor in-unit construction for compliance and support architectural review processes.
  • Participate in Board and committee meetings and maintain safety documentation.

Job Summary

The Building Engineer is responsible for maintaining and repairing all common areas of the Association as defined by its governing documents. Reporting to the General Manager, this role ensures optimal performance of all building systems, coordinates with contractors, and responds to property related emergencies, including those outside of normal working hours.

What You’ll Do (Job Duties)

  • Supervise daily activities and performance of onsite vendors such as housekeeping, landscaping, and pool services.
  • Develop and execute preventative maintenance programs, annual maintenance schedules, and capital improvement plans.
  • Assist with budget planning, track maintenance expenses, and manage inventory of tools, equipment, and supplies.
  • Respond to resident inquiries, address maintenance concerns, and train staff on safety and system operations.
  • Monitor in-unit construction for compliance and support architectural review processes.
  • Participate in Board and committee meetings and maintain all required certifications and safety documentation.
Who You Are (Skills/Experience)
  • Minimum of 3 years of onsite high rise or mid-rise building engineer experience preferably in property management, hospitality or commercial property management.
  • Familiar with the Uniform Commercial Building Code
  • HOA experience is a plus
  • Working knowledge of HVAC, electrical, plumbing, and fire/life safety systems.
  • Ability to read technical manuals, blueprints, and schematics.
  • Strong problem solving skills and the ability to respond calmly under pressure.
  • Excellent communication and interpersonal skills.
  • Must be ability to stand, walk, climb and perform manual labor as needed.
  • Capable of lifting up to 50 lbs as needed.
  • Availability for on-call emergencies and occasional evening and weekend work.
Education / Certifications
  • High School diploma or equivalent. Bachelor's degree or equivalent in Engineering and or Mechanical Engineering is desired.
  • EPA 608 Certification recommended at the time of hire.
  • HVAC certificate preferred but not required.
  • OSHA 10, Weekly Fire Certificate, Fire Director Certificate, must be obtained within 6 months of hire.

$39 - $42 an hour
