Atmos Energy Corporation in Dallas, TX seeks an entry-level Right of Way (ROW) Specialist to conduct document reviews and support procurement of ROW authorizations. You will assist in coordinating between Engineering and Operations and help resolve landowner issues while sustaining land rights documentation.

The role requires a Bachelor’s degree or equivalent, a valid driver’s license, and basic math and computer skills. Some travel may be required as part of the job.

Responsabilidades

• Review and retrieve easements, leases, licenses, permits, contracts and related ROW documents under supervision.
• Coordinate activities between Engineering and Operations.
• Research ownership and land rights to procure ROW authorization.
• Support ROW staff in resolving landowner disputes and complaints.
• Sustain land rights documentation and oversee third party contractors for landowner notifications.
• Provide updates to ROW Leadership on project status and compliance.
• Complete entry-level file maintenance tasks.
• Review development plans for potential Encroachment Agreements and easements actions.
• Assist with contract ROW support for entry-level field projects and resolve landowner issues.
• Assist with preparation and review of right of way documents and permit applications.

Primary Duties

• Conducts basic review and retrieval of easements, leases, licenses, permits, contracts and related right of way documents under the direction of ROW Supervisor
• Assists in the coordination of activities between Engineering and Operations
• Performs basic research under the direction of Sr Agent or ROW Supervisor to confirm legal ownership, property descriptions, ownership details and signatures required for procurement of right-of-way authorization of property ownership
• Supports higher-level ROW employees with the resolution of landowner disputes and critical complaints
• M sustains land rights documentation
• Coordinates, observes and oversees third party contractors for purposes of landowner notification related to integrity projects. Ensures compliance with established Company standards and specifications, local, state and federal regulations. Provides updates to internal SHs and ROW Leadership related to same
• Completes entry-level file maintenance tasks
• Reviews proposed residential and commercial developer plans that could result in Encroachment Agreements, Tract Releases, and defining of blanket easements to determine course of action to defend Company's rights and maintain safety of Company assets
• Engages and oversees contract ROW support for entry level field projects; Resolves landowner issues in tandem with ROW Supervisor
• Assists with preparation and/or review of right of way documents including plat detailing proposed work and land rights provisions
• Assists with interdepartmental coordination of document collection and preparation to apply for permitting through TxDOT and railroad entities

MINIMUM REQUIREMENTS

• Educational/Experience: Bachelor's degree in Business, Real Estate, Engineering, Legal Studies, or related field; or equivalent.
• Valid driver's license required.
• Experience in right of way or natural gas is preferred.
• Communication Skills: Requires the ability to communicate with internal and/or external customers in order to obtain and/or provide basic types of factual information.
• Numeric Skills: Requires the ability to perform basic addition, subtraction, multiplication and division.
• Computer Skills: Requires a working knowledge of various business computer applications in order to create standardized documents, reports or graphs.
• Work Conditions: Works in an office environment. Requires occasionally performing activities including, but not limited to, bending, stooping, grasping, reaching, twisting, turning and/or lifting. May require occasional travel.
