Millman Search is seeking an experienced Operations Manager for a prominent urban shopping property in Philadelphia, PA. You will oversee daily operations, safety, and the physical performance of the asset, coordinating with tenants, contractors, and municipal agencies.

The role emphasizes budget management, capital projects, and preventive maintenance, with a hands-on leadership approach to ensure a safe, attractive, and highly functional environment for all stakeholders.

Qualifications

• Bachelor's degree or equivalent in a relevant field.
• 10+ years in facilities or property operations.
• Experience with building systems and preventive maintenance.
• Ability to read construction drawings and blueprints.
• Experience with vendor contracts and union service providers a plus.
• Strong communication and leadership skills.

Responsibilities

• Direct daily operation and maintenance to meet standards.
• Oversee HVAC, electrical, plumbing, fire & life safety systems.
• Manage budgets, forecasting, and capital projects.
• Lead vendor bidding, contract negotiation, and performance monitoring.
• Coordinate on-site tenant improvements and tenant communications.
• Ensure safety, compliance, and emergency readiness.
