The Opportunity
Our client is seeking an experienced General Manager to lead the overall performance of an established enclosed retail property. This highly visible, hands-on role oversees daily operations, financial results, tenant and community relationships, team leadership, and the guest experience. The ideal candidate is a strategic, adaptable, and team-oriented leader who can protect the asset, strengthen property performance, and create a safe, welcoming environment for tenants and visitors.
Key Responsibilities
- Direct the day-to-day management of the property and implement programs that support tenant productivity, customer satisfaction, and long-term asset value.
- Maintain a clean, safe, and engaging environment through strong operating standards, preventative maintenance, energy management, vendor oversight, and thoughtful capital planning.
- Manage the property's physical and financial performance with a focus on maximizing net operating income; oversee operating and capital budgets, forecasts, financial reporting, payables, payroll approvals, and accounts receivable.
- Build productive relationships with current and prospective tenants, community organizations, public agencies, and other local stakeholders while representing ownership professionally.
- Strengthen tenant engagement by anticipating concerns, resolving issues promptly, and conducting regular formal and informal meetings.
- Partner with leasing and business development teams to shape and execute strategies that improve occupancy, tenant mix, and property performance.
- Coordinate tenant construction and permitting activity to keep projects on schedule and support timely openings and rent commencement.
- Recruit, coach, develop, and retain a high-performing team while providing leadership across property management, operations, maintenance, security, housekeeping, and other on-site service functions.
- Manage employee performance and staffing needs, and select, negotiate with, and monitor contractors and service providers to ensure quality, efficiency, and accountability.
- Work closely with security partners to maintain site-specific safety, emergency preparedness, incident response, and risk-management programs.
- Ensure adherence to tenant and property requirements, including insurance documentation, incident reporting, sales reporting, and other operational obligations.
- Perform other responsibilities assigned by senior property management and executive leadership.
Qualifications:
- Bachelor's degree in business administration, finance, communications, real estate, or a related discipline preferred; an equivalent combination of education and experience will be considered.
- Three to five years of experience in shopping center management, retail property management, or broader commercial real estate operations.
- Demonstrated success leading on-site teams, vendors, and cross-functional property initiatives, along with strong knowledge of budgeting, accounting, forecasting, financial analysis, and expense management.
- Comfort using Microsoft Office and common property management, accounting, procurement, payroll, and expense platforms; experience with Yardi or a similar system is a plus.
- Strategic judgment, adaptability, sound decision-making, and the ability to respond effectively in a fast-changing property environment.
- Excellent written, verbal, and interpersonal communication skills, with the ability to engage executives, employees, tenants, vendors, public officials, and community members.
