Job summary

Victory Real Estate Group is seeking an experienced Retail Leasing & Brokerage Manager to lead leasing initiatives across its retail portfolio in the Dallas–Fort Worth area. The role requires a strong track record in sourcing, negotiating, and closing retail leases, plus the ability to manage LOIs and collaborate with ownership and in-house counsel.

Qualifications

• Bachelor’s degree required.
• At least four years of commercial real estate experience, preferably with substantial retail leasing experience.
• Demonstrated ability to source, negotiate, and execute retail lease transactions.
• Existing relationships within the retail real estate industry strongly preferred.
• Strong understanding of LOIs, retail leases, lease structures, and transaction economics.

Responsibilities

• Lead leasing efforts for assigned retail properties and development projects.
• Develop and execute property-specific leasing and merchandising strategies.
• Identify and pursue national, regional, and local retailers, restaurants, franchisees, and operators.
• Maintain consistent outbound prospecting through direct outreach, cold calling, networking, and market research.
• Build and leverage relationships with tenants, brokers, franchisees, operators, and tenant representatives.
• Independently source leasing opportunities while managing inbound activity.
• Draft, negotiate, and manage Letters of Intent from initial proposal through execution.
• Negotiate rent, escalations, tenant-improvement allowances, free rent, delivery conditions, commencement dates, options, exclusives, guarantees, signage, and other material business terms.
• Work directly with ownership and in-house legal counsel during lease negotiations.
• Manage transactions from initial contact through LOI, lease execution, and tenant handoff.
