Job summary

Rose Associates is seeking a dedicated Residential Property Porter to support residents and maintain the appearance of our properties in New York City. You will perform daily upkeep, assist with landscaping, and help with front desk duties and package delivery as needed.

The role requires reliability, flexibility to work days, nights, weekends, and holidays, and the ability to move throughout the building to address issues and assist residents and staff.

Qualifications

• High School diploma or equivalent or prior similar work experience.
• Ability to operate and maintain landscaping and maintenance equipment.
• Strong communication and interpersonal skills.
• Flexible schedule including weekends and holidays.

Responsibilities

• Maintain property's aesthetic appeal; perform daily, weekly, monthly cleaning of common areas, lobbies, and outdoor spaces.
• Assist in snow and ice removal during inclement weather and place mats to ensure safe pathways.
• Collect and dispose of trash from common areas and ensure proper recycling procedures.
• Work with maintenance staff to address minor repairs, painting, water intrusion cleanup, and other service requests.
• Clean out vacant units to prepare for apartment turns.
• Provide excellent customer service to residents and assist with front desk duties and package deliveries.
• Comply with workplace safety and OSHA regulations.
• Must be on-site and able to move throughout the building to address building matters and meet tenants, staff, vendors, visitors.
• Ability to ascend/descend stairs and maneuver in tight spaces for inspections and repairs; lift heavy objects over 50 pounds.
• Must be comfortable with varying environmental climates.
