Brookfield Properties Multifamily LLC is seeking a Property Manager to supervise daily operations of an apartment community, including leasing, maintenance, and staff management. You will optimize property performance, ensure compliance with housing quality standards, and coordinate with engineering and corporate teams.

The role requires strong leadership, knowledge of fair housing laws, and experience with budgeting and vendor contracts.

Qualifications

• This position requires a High School Diploma/GED.
• Undergraduate Degree in General Studies or an Associate Degree in General Studies.
• 3-4 years of required experience in a supervisory role and Property Management.
• Preferred certifications: ARM, CPM, CAM or IREM.
• Required skills: fair housing laws, Microsoft Office, leadership/supervisory skills.
• Preferred skills: One-Site, landlord/tenant knowledge, LRO.
• Up to 90% travel.

Responsibilities

• Supervises and coordinates daily operations of an apartment community, including general administration, leasing and occupancy, maintenance, and management of property associates.
• Maintains assets and performance to maximize NOI without compromising appearance or service quality.
• Monitors regulatory compliance and company policies, ensuring staff understanding.
• Establishes and coordinates communication between property staff and Corporate Office.
• Completes performance evaluations for supervised associates.
• Responds to emergencies and escalates as needed.
• Supports on-site software usage and training for property staff.
• Prepares purchase orders and approves expenditures within budget.
• Reviews vendor contracts and assists with annual operating budget preparation.
• Reviews monthly operating results with Regional Manager and drafts variance reports.
• Maintains knowledge of maintenance programs, preventive maintenance, and resident service responses.
• Ensures compliance with housing quality standards and coordinates with Engineering on major issues.
• Contributes to marketing plans and advertising to meet targets; ensures affirmative marketing.
