Judge Realty is a leading property management company based in Savannah, Georgia. We specialize in managing a diverse portfolio of residential and commercial properties throughout the city. We are currently seeking an experienced and highly motivated Property Manager to join our team.

As a Property Manager at Judge Realty, you will oversee the day-to-day operations of our managed properties. You will ensure that our properties are well-maintained, attract and retain tenants, and generate maximum returns for our clients. This dynamic role requires excellent organizational, communication, and problem-solving skills.

Responsibilities:

• Property Operations Management: Manage all aspects of property operations, including leasing, rent collection, maintenance, and inspections.
• Coordinate and oversee property repairs, maintenance, and renovations.
• Conduct regular property inspections to ensure compliance with safety and quality standards.
• Address tenant inquiries, concerns, and complaints promptly and professionally.

• Financial Management: Develop and manage property budgets, ensuring optimal financial performance.
• Monitor and analyze property financials, including rent roll, vacancy rates, and expenses.
• Prepare monthly financial reports for property owners, providing transparency and accountability.
• Collaborate with accounting and finance teams to ensure accurate record-keeping and financial compliance.

• Vendor and Contractor Management: Source, select, and manage third-party vendors, contractors, and service providers.
• Obtain competitive bids for property services and negotiate contracts.
• Oversee contractor performance, quality of work, and adherence to budget and timelines.
• Maintain relationships with vendors and contractors, ensuring efficient and cost-effective services.

• Legal Compliance: Stay updated on local, state, and federal regulations and laws related to property management.
• Ensure properties comply with all applicable codes, permits, and regulations.
• Coordinate and respond to legal issues, including tenant disputes, fair housing matters, and safety concerns.

Requirements:

• Bachelor's degree in Business, Real Estate, or a related field (preferred but not required).
• Proven experience as a Property Manager or similar role, with a track record of successful property management.
• Strong knowledge of property management principles, practices, and local regulations.
• Excellent communication and interpersonal skills, with the ability to interact professionally with tenants, property owners, and vendors.
• Solid financial acumen and proficiency in property financial analysis and budgeting.
• Exceptional organizational and multitasking abilities, with keen attention to detail.
• Proficiency in property management software and tools.
• Valid driver's license and reliable transportation.

Salary: Up to $75,000 OTE (which includes a compensation package to include bonuses reflective of KPIs met each quarter.)
