Job description

We are rooted in our core values: Attitude, Accountability, Grit, Loyalty, and Teamwork. We are looking for an enthusiastic and driven Residential Property Manager to join our dedicated team.

Position Overview:As a Residential Property Manager, you will be responsible for overseeing the day-to-day operations of residential properties, ensuring the highest level of service for residents while maximizing the profitability of the properties. You will act as the direct point of contact for tenants and provide solutions for any issues that arise.

Responsibilities
  • Property Operations:Manage and oversee the operational aspects of residential properties, ensuring objectives are met and exceeded.
  • Tenant Relations:Serve as the primary point of contact for tenants; address and resolve tenant complaints and concerns in a timely manner.
  • Lease Management:Administer leasing agreements, renewals, and move-ins/move-outs while enforcing property rules and regulations.
  • Maintenance Coordination:Schedule and oversee property maintenance and repairs; ensure properties are kept in excellent condition.
  • Budget Management:Assist in the preparation of the budget for each property; monitor expenses and ensure adherence to budgets.
  • Marketing:Implement marketing strategies to attract new tenants and maintain high occupancy levels.
  • Reporting:Prepare and maintain reports related to property management, occupancy rates, maintenance expenses, and tenant relations.
  • Experience:Minimum of 3-5 years of property management experience, preferably in a residential setting, 1-2 years of operations or sales experience
  • Education:Bachelor’s degree in Business Administration, Real Estate, or a related field preferred but not required
  • Skills:
    • Strong understanding of property management software (e.g., AppFolio, Buildium, Yardi, Rentec).
    • Excellent communication and interpersonal skills.
    • Proficient in Microsoft Office Suite (Word, Excel, PowerPoint).
  • Personal Attributes:
    • Strong leadership abilities with a team-oriented mindset.
    • Detail-oriented, highly organized, and proactive problem-solver.
    • Ability to manage multiple tasks simultaneously and adapt to changing priorities.

Schedule & Compensation:

  • Job Type:Full-time
  • Pay:$55,000 per year
  • Work Hours:Monday to Friday, with on-call availability for emergencies (weekends if needed)
  • Work Location:On-site at properties managed by PurchRock, and in-office at Cheshire, CT Headquarters
