Job summary

FLATS is seeking a Maintenance Technician to support residents in our San Diego properties. You will triage and complete service requests, prep units for new tenants, and maintain building exteriors and common areas.

The role requires HVAC experience, a high school diploma, and strong English communication. You will work on a rotating on-call schedule and collaborate with the Maintenance Supervisor to ensure safety and quality across properties.

Qualifications

• At least 1 year of residential Maintenance experience.
• High School diploma or equivalent required.
• Ability to read and write English and follow instructions.
• HVAC experience required; certification is a plus.
• Experience with Microsoft Office products.
• Strong time management and problem-solving skills.
• Safety-conscious with exposure to moving parts, fumes, and electrical risks.

Responsibilities

• Troubleshoot work orders daily for residents, prioritizing service requests and completing them promptly.
• Prepare vacant units for new residents according to company standards/checklist.
• Maintain exterior grounds and perform seasonal duties such as cleanup or pool maintenance.
• Conduct property walk-throughs and document/correct issues as needed.
• Perform plumbing and painting tasks among maintenance responsibilities.
• Assist with inspections under supervision and prepare for city/state inspections.
• Coordinate with outside contractors for projects when required.
• Keep designated areas clean and stocked (dusting, sweeping, vacuuming, etc.).
• Schedule and execute annual inspections (fire extinguishers, life safety systems, elevator).
• Attend staff meetings and virtual trainings; perform other duties as assigned.
