The Maintenance Technician is responsible for performing general maintenance and construction duties with a minimum level of supervision. The role will make regular repairs to homes and equipment to ensure that all maintenance duties are completed by the work order deadlines.

ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
- Proactively diagnose and correct maintenance issues, including:
- Painting and wall repair
- Plumbing
- Electrical and appliance diagnostic and repair.
- Basic carpentry.
- Repair and/or replace broken locks and alarms.
- Replace broken windows, doors, and screens.
- Responsible for ensuring preventative maintenance is completed according to schedule.
- Follow OSHA, ADA, and Fair Housing procedures and comply with local, state, and federal regulations.
- Respond to after-hours/emergency calls on a scheduled rotation.
- Identify procedural improvements, make suggestions, and assist in implementing changes.
- Track and report daily/weekly/monthly numbers for the company scorecard.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Operate a variety of hand and power tools when making repairs.
- Move and carry tools and equipment to and from storage and working areas.
- Keep work area, tools, and equipment clean.
- Diagnose standard maintenance problems and determine how to correct them.
- Exhibit exemplary attendance and punctuality.
- Comply with company policies and procedures.
- Perform other duties as assigned.
Based on the essential duties listed above, this position is considered safety-sensitive and therefore all work must be performed following quality standards and established safety procedures.
EDUCATION & RELATED EXPERIENCE
- A high school diploma or equivalent GED is required.
- One (1) to three (3) years of experience in maintenance, remodeling, or construction is required.
- Proficiency in repairing plumbing, electrical, painting, drywall, floor covering, carpentry, lock, appliance, pool and spa, and roof repairs.
- A valid state-issued driver's license and reliable transportation is required.
KNOWLEDGE, SKILLS, AND ABILITIES
- Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
- Knowledge of the basic practices, methods, tools, and equipment used in carpentry, electrical, and plumbing systems.
- Knowledge of OSHA and building code regulations.
- Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.
- Ability to work and perform in a fast-paced, growing environment with little supervision.
- Ability to relate to all types of people and levels in and outside the organization.
- Roll up your sleeves attitude to achieve desired results.
- Highly organized with the ability to manage multiple jobs at the same time.
- Ability to utilize an iPad, Microsoft Suite, and other technology as required.
