Job summary

Sherman Associates is seeking a Maintenance Technician for Central Avenue Lofts (66 units) in NE Minneapolis. You will handle general maintenance, respond to resident requests, and prepare vacated units with attention to detail.

The schedule is Monday–Friday, 8 AM–5 PM, with some on-call evenings and weekends. Requirements include 1–4 years in maintenance, own tools, valid driver’s license, and willingness to obtain boiler/CPO certifications.

Qualifications

• High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.
• 1-4 years of experience in maintenance or related carpentry/construction; ideally in residential or commercial real estate.
• Special boilers license or willingness to obtain one, if applicable.
• Certified Pool Operator (CPO) or willingness to obtain one, if applicable.
• Must provide own hand tools.
• Current and valid driver’s license; pass MVR with safe driving record.
• Excellent verbal, written and presentation skills; communicate effectively with residents and vendors.
• Must live within 30 minutes of property to meet on-call standards.

Responsibilities

• Performs general maintenance including plumbing, electrical, HVAC, carpentry, painting, and landscaping.
• Responds to work orders and resolves resident requests within 24 hours.
• Prepares and turns vacated units within 24 hours (5 days if not immediate); paint, clean, and repair.
• Schedules and completes preventive maintenance for buildings and equipment.
• Diagnoses problems, replaces parts, tests and adjusts.
• Uses hand and power tools, meters, and equipment to perform duties.
• Maintains exterior grounds and interior common areas in good condition.
• Keeps management informed on property conditions and resident concerns.
