Job summary

Apartment Services, Inc. in Windsor Mill, MD is seeking an experienced Service Supervisor to lead maintenance operations across our residential properties.

You will supervise the maintenance team, oversee repairs, and ensure timely, quality apartment turns while maintaining high property standards. The ideal candidate is organized, technically skilled, and committed to delivering excellent service to residents and staff.

Qualifications

• High school diploma or equivalent is required.
• HVAC certification is required.
• Experience in residential maintenance or supervision is preferred.

Responsibilities

• Supervise, train, and support the on-site maintenance team.
• Assign and prioritize daily work orders and maintenance tasks.
• Ensure service requests are completed within 24 hours.
• Oversee apartment turns and ensure units meet company standards.
• Inspect buildings, grounds, vacant units, and property systems regularly.
• Coordinate preventative maintenance and curb appeal initiatives.
• Troubleshoot and repair HVAC, plumbing, electrical, and general maintenance issues.
• Assist with maintenance work orders and emergency repairs as needed.
• Manage maintenance inventory, supplies, and equipment.
• Schedule and oversee outside vendors and contractors.
• Maintain accurate maintenance records and reports.
• Ensure compliance with safety standards, Fair Housing regulations, and company policies.
• Complete and approve payroll through ADP.
