Job summary

Apartment Services, Inc. in Windsor Mill, MD is seeking a hands-on Service Supervisor to lead maintenance operations at one of our residential communities.

This leadership role supervises the maintenance team, oversees repairs and preventative maintenance, and ensures quality apartment turns and property standards. The ideal candidate has HVAC, plumbing, electrical and general maintenance knowledge, strong leadership and organizational skills, and at least 3 years of supervisory residential

Qualifications

• High school diploma or equivalent required.
• HVAC certification required.
• Minimum 3 years of residential maintenance experience, including supervisory responsibilities.
• Valid driver's license and reliable transportation.
• Must supply and maintain tools necessary for daily duties.
• Proficiency with Microsoft Office; Yardi and ADP experience preferred.

Responsibilities

• Supervise, train, and support the on-site maintenance team
• Assign and prioritize daily work orders and maintenance tasks
• Ensure service requests are completed within 24 hours
• Oversee apartment turns and ensure units meet company standards
• Inspect buildings, grounds, vacant units, and property systems regularly
• Coordinate preventative maintenance and curb appeal initiatives
• Troubleshoot and repair HVAC, plumbing, electrical, and general maintenance issues
• Assist with maintenance work orders and emergency repairs as needed
• Manage maintenance inventory, supplies, and equipment
• Schedule and oversee outside vendors and contractors
• Maintain accurate maintenance records and reports
• Ensure compliance with safety standards, Fair Housing regulations, and company policies
• Complete and approve payroll through ADP
• Maintain clean, organized maintenance shops and work areas
• Participate in a 24-hour on-call rotation
• Respond to calls within 15 minutes and arrive on-site within 30 minutes
• Perform snow and ice removal during winter weather events
• Travel between properties as needed
• Perform additional duties as assigned
