Job summary

Kemper Development Company, located in Downtown Bellevue, is seeking a Residential Maintenance Engineer to perform repair and maintenance duties for residents in the KDC portfolio on a 24/7 basis. Responsibilities

  • Greet residents and guests warmly and use names when possible.
  • Respond to service requests and perform repairs or maintenance in units and buildings.
  • Carry out electrical, carpentry, plumbing, drywall, painting, and grounds maintenance tasks.
  • Respond to trouble calls and equipment failures promptly and professionally.
  • Document service calls and maintain records in the building management system.
  • Follow safety procedures and wear PPE per regulations.
  • Collaborate with engineering team, vendors, and contractors.
  • Support Emergency Response Team during incidents.

Distinguishing Characteristics of work and essential attributes

Employees in this classification perform repair and maintenance duties for the residents of Two Lincoln Tower in the KDC portfolio on a 24hr-a-day, 7 day-a-week basis (attendance is a significant consideration in this job classification). Work varies but is generally governed by department policies as described in the current department Policy Manual, regulations, and operating procedures. Job performance is reviewed regularly by the Residential Chief Engineer.

The Residential Maintenance Engineer is expected to act with a great deal of independence and initiative in daily performance of his/her duties, continuously demonstrating and maintaining proficiency in all Engineering related tasks including appliance repair, light carpentry, plumbing, and electrical. The Residential Maintenance Engineer must be steady and dependable, work with pressure of deadlines, and adapt to a changing work schedule to accommodate after hours and weekend emergencies. The Residential Maintenance Engineer must also see himself/herself as an integral part of the Customer Service Team. The Residential Maintenance Engineer will be tested on his/her knowledge and be asked to demonstrate certain skills at regular intervals. English reading /writing skills and verbal communication skills are required.

Required knowledge abilities and skills

The Residential Engineer must possess the following skills and specifications:

  • Ability to operate company equipment as needed. (Training and safety certification required.)
  • Ability to work safely in accordance with safety procedures and wear all issued personal protective equipment per WISHA/OSHA regulations.

Essential functions and duties

Within assigned areas, this position requires the following. Other duties will be assigned as needed.

  • Welcome and acknowledge every resident and guest with a smile, eye contact, and a friendly verbal greeting, using names when possible.
  • Anticipate services needed by asking questions to better understand needs and by watching/listening to preferences and acting on them whenever possible.
  • Actively listen and respond positively to questions, concerns, and requests to resolve issues, delight residents, and build trust.
  • Performs repair or general maintenance work inside residential units and buildings including electrical, carpentry, plumbing, dry wall repairs, masonry, painting, and grounds maintenance.
  • Responds to trouble calls, customer complaints, equipment failures, and work requests performing general repairs as needed.
  • Diagnoses and performs minor and routine maintenance/repair in a timely and professional manner.
  • Assures all service requests are completed daily.
  • Repairs and maintains plumbing, replacing defective washers, replacing, or mending broken pipes, and opening clogged drain, clearing away debris after completion.
  • Performs general equipment and mechanical checks, as well as roof repairs and tracking down leaks.
  • Assists with special event set-up including moving furniture, equipment and display models as needed by the Marketing Department and arranging/placing per map/diagram or as verbally requested.
  • Documents all service calls, providing legibly written paperwork as required/requested or type accurate entries into computer-based building management program(s) such as Building Engines via electronic hand-held device or computer workstation.
  • Observes all safety procedures, making certain that hazardous waste is properly handled and disposed.
  • Secures and maintains service and parts inventory as directed.
  • Follows up on unresolved customer interactions and transactions, recording details including actions taken.
  • Prioritizes and manages his/her daily workload to ensure successful completion.
  • Works directly and collaboratively with other members of the engineering team, company employees, vendors, and contractors.
  • Handle sensitive issues with employees, residents, and guests with tact, respect, diplomacy, and confidentiality.
  • Support all co-workers and treat them with dignity and respect.
  • Develop and maintain positive and productive working relationships with other employees and departments.
  • Partner with and assist others to promote an environment of teamwork and achieve common goals.
  • Works collaboratively in support of the Engineering team’s budgetary goals. Seeks permission prior to expending company funds and maintains necessary receipts in support of all purchases.
  • Participates as a required member of the “Emergency Response Team”, working collaboratively with internal departments during emergencies, as well as local and state agencies.

Environmental Factors/Physical Demands:

  • Work involves running, walking, talking, hearing, smelling, using both hands to handle, feel, quickly assemble, or operate objects with steadiness to allow for precisely coordinated movements of the fingers of both hands to grasp and manipulate very small objects, tools, or controls, and ability to reach with both hands and arms to push, pull and twist. The employee in this classification will be required to climb, balance, bend, stoop, stretch, kneel, crouch and/or crawl and possess sufficient body equilibrium to keep or regain balance or stay upright when in an unstable position.
  • Normal color vision is required, as well as close vision, distance vision, night vision, peripheral vision, depth perception, and the ability to adjust focus.
  • The employee must be able to regularly lift and/or move up to 100 pounds, and occasionally lift and/or move up to 80 pounds.
  • The noise level in the work environment can be moderately loud in some areas of the portfolio. (Personal protective equipment will be issued as part of Kemper Development Company’s Safety Program.)
  • The employee is exposed to moving mechanical parts and vehicles and may be exposed to extreme heat and extreme cold.
  • Employees will be outside in all kinds of weather.
  • The employee may be required to sit or walk for long periods.
Education/work experience requirements
  • High School Diploma or GED required. Some college degree or trade school is preferred.
  • 3-5 years related experience and/or training with mechanical, electrical, hydraulic equipment, construction, and plumbing. High end residential and/or hospitality experience preferred.
  • 1 -2 years of customer service experience preferred. Hospitality background is a plus.
  • College and/or trade schoolwork may be substituted for the work experience requirement on a semester for six months basis.
  • Proficiency in English Language, written and verbal.
  • Must possess a valid Driver’s License with no major or continuing driving offenses that demonstrate a lack of concern for safety in the last 5 years.

NOTE:This position is considered a safety sensitive position for which impairment while working presents a substantial risk of death under the Washington State Law. Therefore, successful candidates will be required to pass a satisfactory background check and a drug screen (including cannabis).
