Job summary

Summit Homes seeks a detail-driven Residential Drafter to create, coordinate, and maintain construction documents from permitting through on-site construction. You will produce lot-specific plan sets, maintain master plans, implement revisions, and respond to construction questions.

The ideal candidate is proficient in Revit, able to manage multiple projects in a fast-paced environment, and skilled at coordinating with internal teams and third‑party engineers to resolve design and build issues

Job description

The Residential Drafter is responsible for preparing, coordinating, and maintaining residential construction documents from permitting through construction. This role supports the successful execution of production homebuilding projects by producing accurate lot-specific plan sets, maintaining master plans, implementing architectural revisions, and responding to construction-related questions.

The ideal candidate is detail-oriented, technically proficient in Revit, and capable of managing multiple projects in a fast-paced environment. Success in this role requires strong coordination skills, the ability to collaborate with internal departments and third-party engineers, and a proactive approach to resolving design and construction issues while maintaining schedule commitments.

Primary Functions
Lot-Specific Plan Development & Permitting
  • Prepare complete lot-specific construction document packages for permitting and construction.
  • Coordinate and implement architectural revisions required for permit approval, engineering integration, community requirements, and site-specific conditions.
  • Respond to plan review comments and coordinate required changes to support permit issuance.
  • Manage assigned permitting and pre-construction deliverables to support construction schedules and start dates.
  • Track project status, approvals, outstanding items, and deadlines to maintain schedule visibility and accountability.
Master Plan Maintenance & Documentation
  • Create, revise, and maintain residential construction documents using Revit, including floor plans, elevations, options, foundations, details, and related plan components.
  • Maintain master plans as building codes, construction methods, engineering requirements, company standards, and product offerings evolve.
  • Execute architectural revisions, value-engineering modifications, and plan updates accurately and efficiently.
  • Develop and maintain construction details to support code compliance, plan consistency, and field execution.
  • Assist with the conversion, implementation, and maintenance of plans within established BIM and Revit standards.
Construction Support & RFI Coordination
  • Respond to field questions, RFIs, and construction-related issues in a timely manner.
  • Investigate plan discrepancies, design conflicts, and constructability concerns and develop coordinated solutions.
  • Collaborate with Construction, Purchasing, Permitting, Engineering, and other internal departments to resolve design and documentation issues.
  • Coordinate with third-party engineers and consultants to obtain clarifications, revisions, and solutions necessary to support construction activities.
  • Conduct occasional field visits to verify plan intent, review conditions, and support issue resolution.
Key Responsibilities
Plan Coordination & Quality Control
  • Review architectural plans and consultant deliverables for completeness, accuracy, constructability, and compliance with company standards.
  • Verify alignment between architectural, structural, foundation, site, and consultant documents.
  • Perform quality-control reviews of construction document packages prior to permitting and construction release.
  • Maintain consistency of plan information across all plan sheets, details, options, and associated documentation.
Consultant & Internal Coordination
  • Coordinate plan submissions, revisions, and information exchanges with third-party engineers and consultants.
  • Communicate architectural revisions and information requirements clearly to internal stakeholders.
  • Proactively follow up on unresolved issues that may impact permitting, purchasing, or construction schedules.
  • Support cross-functional collaboration to ensure design intent and construction requirements remain aligned throughout project execution.
Documentation & Systems Management
  • Maintain accurate plan information, option documentation, and project records within Revit and company systems.
  • Follow established BIM standards, model management procedures, naming conventions, and version-control practices.
  • Organize and maintain project files in accordance with company documentation standards.
  • Manage workload and priorities effectively while balancing permitting deadlines, construction support needs, and ongoing plan maintenance activities.
Product Launch & Support Activities
  • Assist in the implementation of new product launches by preparing architectural documentation, plan revisions, and supporting materials required for release to production.
  • Create or coordinate architectural visuals, color renderings, floor plan graphics, and other materials used for sales, marketing, and community launch initiatives.
  • Assist with the development and maintenance of quantity take-offs and supporting product information used by Purchasing, Estimating, and Construction teams.
  • Support cross-functional teams during product rollout activities by coordinating plan updates, consultant information, and documentation required to transition new products from development into production.
Required Qualifications
  • Proficiency in Revit required, including experience working within a BIM environment.
  • Working knowledge of AutoCAD.
  • Proficiency with Microsoft Office applications, including Outlook and Excel.
  • Working knowledge of Adobe Acrobat; experience with Photoshop or InDesign preferred.
  • Knowledge of residential construction methods, building systems, architectural detailing, and construction documentation.
  • Understanding of residential building codes, permitting processes, and plan review procedures.
  • Ability to read and coordinate architectural, structural, foundation, civil, and engineering drawings.
  • Experience supporting construction teams through RFIs, plan revisions, and issue resolution.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple projects and deadlines in a production environment.
  • Strong written and verbal communication skills.
  • Ability to work independently while collaborating effectively with internal teams and external consultants.
  • Experience creating architectural presentations, floor plan graphics, marketing visuals, or customer-facing plan materials preferred.
  • Familiarity with residential quantity take-offs, material schedules, or estimating support activities preferred.
Education & Experience
  • Associate's Degree in Architectural Technology, Drafting, Construction Technology, or related field preferred.
  • Bachelor's Degree in Architecture, Construction Management, or related field is a plus.
  • Minimum 2 years of residential drafting, residential architecture, or production homebuilding experience preferred.
  • Experience producing permit and construction documents using Revit required.
  • Experience preparing lot-specific plans and coordinating residential permit submissions preferred.
  • Experience working with production homebuilders, residential developers, architectural firms, or engineering consultants preferred.
  • Familiarity with ERP, construction management, or document management systems is a plus.
